June brought a noticeable shift in the Greater Vancouver market 🏡

Home sales were up 9.6% compared to June 2025, with all property types seeing gains — a rare sign that demand may be starting to return more broadly.

That said, buyers still have options. Inventory remains 30.2% above the 10-year seasonal average, which has helped keep prices relatively stable despite the increase in activity.

The benchmark price for all residential properties is now $1,099,100, down 6% year-over-year and nearly unchanged from May.

In short: demand is picking up, inventory is still elevated, and the market is showing early signs of movement as we head into summer.
