Metro Vancouver real estate cooled off in July 👀🏡
After a stronger June, July brought a bit of a reset — with home sales down 9.8% year-over-year and sitting 18.6% below the 10-year seasonal average.
A few numbers worth knowing:
2,051 homes sold in July
16,016 active listings — still 26.8% above the 10-year seasonal average
Overall sales-to-active ratio: 13%
Composite benchmark price: $1,088,800
Benchmark prices fell about 0.9% from June and 6.2% year-over-year
By property type benchmark prices now sit at $1,822,900 for detached, $688,000 for apartments, and $1,030,400 for townhomes.
What does that mean? Buyers continue to have more choice than they’ve had in recent years, while sellers are competing in a market where pricing and presentation matter more. With the overall ratio hovering just above the level historically associated with downward price pressure, this is a market to watch closely.
