2 months ago"Important warning for displaced families and temporary-housing providers: independently verify HOA rental rules before signing a lease." In August 2026, our family entered into a "three-month, $6,250-per-month lease" for a home in the Grayson Pond Condominium community, owned by Tavion Baker, while we were displaced because of an insurance loss. In a publicly posted Instagram video, Tavion Baker describes the property as a former Airbnb that had been shut down by the city. He explains that he converted it into a "midterm rental" and states that he had signed a lease for "$6,250 per month", guaranteeing three months of occupancy and approximately $20,000 from the initial contract. Those terms appear to match our lease. After moving in, however, we learned through the condominium association that Grayson Pond required a "12-month minimum lease term" and that temporary insurance housing did not automatically create an exception. The video does not by itself prove when the owner learned of the HOA restriction. It does document that the three-month arrangement was an intentional rental strategy. We also experienced problems obtaining the required HOA parking decals, and one of our vehicles was later towed for "No Decal.” We moved out on "September 1, 2026" and have preserved our lease, HOA communications, the public video, rental listings, parking records, and towing documentation. I am sharing our family’s documented experience so that other tenants, displaced families, insurance carriers, and housing coordinators know to verify all HOA lease and parking requirements "directly with the association and in writing before move-in". Also, Tavion Baker has publicly described himself in social-media posts as owning multiple properties. In our own property-record research, however, we have so far identified only one property titled in his individual name: 5585 Frog Pond Lane. We also searched for properties titled to Faith First Holdings LLC and did not locate any through the database we searched. We have not independently determined whether he may hold ownership interests through other entities, partnerships, trusts, or jurisdictions.

3 months agoLove the midterm rentals! I feel like so many people are being forced into the MTR strategy due to changing city regulations
