November 2026 HDB BTO Launch. 🔥
November 2026 BTO is not one launch. It is seven completely different decisions.
About 7,970 preliminary flats are expected across:
Bedok / Bayshore (2 projects)
Geylang / Mattar
Sembawang
Tengah
Toa Payoh / Caldecott
Yishun
Before you ballot based on hype or an MRT name, look properly at the flat mix.
Bayshore: coastal location, but very limited 4-Room supply
Mattar: only 440 units - city-fringe but small supply
Sembawang, Tengah and Yishun: where the 5-Room choices are
Tengah: the only project with 3Gen flats
Caldecott: 1,430 units, but 260 are Community Care Apartments for seniors
Yishun: biggest 5-Room supply in this exercise - 650 units
