VICIโ€™s quarterly net income dropped 55.1%. Their revenue actually rose, and the profit decline was driven by an accounting adjustment for potential credit losses. But hereโ€™s my take on their business model: When landlords squeeze casino operators for bigger returns, where do you think that pressure ends up? On YOU. Higher prices, more fees, fewer deals, and a Vegas experience that keeps giving you less while charging you more. In my opinion, this landlord and tenant model has helped squeeze the shit out of consumers. And if thatโ€™s what their success depends on, then yes I hope that model fails. Their biggest asset is the real estate. Hypothetically, if Caesars bought back the properties it leases from VICI, that would take a major chunk out of VICIโ€™s portfolio. Iโ€™m not saying thatโ€™s happening Iโ€™m saying the land is the foundation of their business. Vegas needs owners invested in making people WANT to come back. You can only squeeze people so much before they stop coming. Make Vegas Vegas Again.
