Put another house under contract 🏚️. A lady in Spain told me I’m a horrible person for investing in real estate. Took her feedback into consideration and lowballed and offered $90K.
Purchase: $90K
Rehab: $25K
Closing: $5K
Holding & soft costs: $4K
Selling costs: $13.3K
Projected resale: $190K
Waiting on the seller’s solar payoff, then a planned 3-week rehab. Projected profit: $52,700 before taxes.
She’s probably gonna hate the next one too
