Affordable housing isn’t just one program—it’s at the core of everything we do.
From First-Time Homebuyer assistance and downpayment support to the Governor’s House program and affordable construction financing, SD Housing works alongside communities, builders, and lenders to help families across South Dakota move from renting to owning and into safe, stable homes.
🤔 Did you know, the average Utah household now earns about 6x LESS than what’s needed to comfortably afford today’s typical home payment? (Compared to about 3x less in previous years)
That widening gap is putting serious pressure on individuals and families across the state. Demand More Supply is working to advance real solutions by engaging local leaders, advocating for increased housing supply, and sharing the facts with our community.

🏡 Housing isn’t just about building more — it’s about building what our community actually needs.
Right now, we’re seeing extremely low inventory locally. To put it in perspective, there are times we’ve had around 150 homes available total — when years ago, that was the number of homes being sold in a single month. That tells you something isn’t lining up.
The real issue is this: do we truly understand the housing needs across every level of affordability? Too often, decisions are made based on assumptions instead of real data. And when we guess instead of measure, we risk creating solutions that miss the mark.
Before we talk about more development, we need a comprehensive housing plan at the county level — one that clearly identifies:
• What types of housing we have
• What’s missing
• Who we’re not currently serving
Because without that understanding, we’re not solving the problem — we’re just adding to it.
Smart growth starts with real data, real planning, and real conversations with the community.
Proof matters.
In Santa Clara County, a homelessness prevention initiative is providing direct, flexible financial assistance to people at imminent risk of losing their homes.
Outcomes include:
➡️ 90% of families remain stably housed
➡️ Every $1 invested returns $2.47 in public value
Right at Home is expanding this evidence-backed approach so more communities can benefit.

February 11, 2026- At the Stanislaus Homeless Alliance meeting, we had an incredibly important conversation about something we don’t talk about nearly enough — the shrinking middle class.
So often, housing discussions focus (rightfully) on low-income housing. But there’s another group quietly struggling — families earning roughly $65,000–$100,000 a year. They make too much to qualify for affordable housing programs, yet not enough to comfortably purchase a home at today’s prices.
They are teachers. Small business owners. City employees. Young professionals. Working families. People a lot like me.
This group is often invisible in policy conversations — but they matter. Attainable housing for the middle class must be part of our strategy if we truly want thriving, sustainable communities.
We’re committed to continuing this conversation across Stanislaus County. Patterson already has a project in the works focused on attainable housing.
The question is — who’s next?

Rising rents, the toxic drug supply, prolonged periods on the street, and shrinking community resources have all contributed to higher acuity and greater complexity among people seeking housing.
The non‑profit housing sector simply doesn’t have enough deeply affordable units to meet the demand, unfortunately leaving many individuals with significant needs unable to secure housing without coordinated support.
These pressures make programs like Housing Identification and Housing First not just helpful, but necessary to ensure people aren’t left behind in an increasingly inaccessible market.

The Self-Help Homeownership Opportunity Program (SHOP) and Section 502 Direct Loans are vital tools that make the Mutual Self-Help model possible. Alongside our partners at USDA and the families that contribute “sweat equity” to the building of their homes, CRHDC has built over 2,000 Mutual Self-Help homes in Colorado.

This is what community developers are up against.
Decades of neglect. Overnight expectations. Make it make sense.

Small towns create strong feelings — and for good reason.
When you love where you live, you want to protect it.
You want your kids to have the chance to stay.
You want housing to remain attainable for the people who built this community.
I understand that.
But Realtors don’t control who decides to move in.
People relocate for work, family, opportunity, and lifestyle — and when they do, they need housing.
The real challenge is a struggle for all of us, supply and affordability.
As a community member, and a REALTOR, I care deeply about this community and the people in it.
And the best solutions come from honest conversations about growth, housing, and planning.

Self Help Homes is a "sweat equity" program that trades cost savings for hard work, allowing qualifying families to build their own homes alongside their future neighbors.
Those who complete the program in Utah save around $70,000 on average.
