Here’s where I’d move in the East Bay if San Francisco was out of budget:
• Oakland (Montclair / Rockridge)
Best mix of character, space, and proximity to SF. Montclair gives you hills, trees, and quiet. Rockridge gives you walkability, BART, and great food.
• Homes: ~$1.1M–$2M+
• Top Schools: Montclair Elementary (8/10), Hillcrest K-8 (7/10), Oakland Tech (8/10)
• Berkeley, CA
Classic East Bay charm + strong schools + walkability. North Berkeley especially feels peaceful but still close to everything.
• Homes: ~$1.3M–$2.5M+
• Top Schools: Berkeley High (8/10), Martin Luther King Jr. Middle (7/10), Thousand Oaks Elementary (8/10)
• Albany, CA
One of the most underrated pockets. Smaller homes, but top-tier public schools and super close to SF.
• Homes: ~$1.1M–$1.8M
• Top Schools: Albany High (9/10), Albany Middle (9/10), Marin Elementary (8/10)
• El Cerrito, CA
More space for your money + multiple BART stations. Great for commuters who still want a neighborhood feel.
• Homes: ~$900K–$1.5M
• Top Schools: El Cerrito High (7/10), Korematsu Middle (8/10), Madera Elementary (7/10)
• Kensington, CA
Quiet, residential, and tucked into the hills. Feels like a retreat but still minutes to Berkeley and BART.
• Homes: ~$1.2M–$2M
• Top Schools: Kensington Elementary (8/10), Korematsu Middle (8/10), El Cerrito High (7/10)
• San Leandro, CA
Best value on this list. More affordable, bigger lots, and improving fast—especially near Marina & BART.
• Homes: ~$700K–$1.2M
• Top Schools: San Leandro High (6/10), Bancroft Middle (6/10), Roosevelt Elementary (7/10)
The best part?
You’re still about 20–35 minutes from SF (traffic depending), with more space, better value, and strong community vibes.
