The secret to finding the perfect neighborhood? You have to actually spend time there. ☕️📰 A lot of buyers ask how I know the ins and outs of so many different communities. The truth is, buying a home is about more than just analyzing market data—you have to get on the ground to understand the true neighborhood vibes. Spent my Thursday doing some boots-on-the-ground research exploring Floral Park real estate. From flipping through the community paper to grabbing a gyro at a local spot, this is how I get the real pulse of an area for my clients. It’s about the lifestyle, not just the house. 🌯 If you’re looking for a licensed real estate agent who knows the community just as well as the housing market, let’s connect. Thinking of making a move? Drop a 🌸 below and I’ll send over the latest market inventory, and my neighborhood guide for Floral Park NY! . . . #FloralParkRealEstate #NewYorkRealEstate #BuyersAgent #NeighborhoodTour #RealEstateLifestyle by @akima.properties
The secret to winning the real estate negotiation table. 🤫👇🏾 Getting a contract signed is just the beginning. What happens next depends entirely on who has the better data. An open mortgage from a previous owner, an unpermitted building violation, or a messy estate issue can completely shift the leverage in a deal. Because of my background spending a decade digging through complex property records, I look for these red flags before my clients ever make a move. Here is how that changes the game: FOR SELLERS 🏠 We find and fix these issues quietly before listing. This stops a buyer from discovering them at the eleventh hour and using them to demand a massive price reduction or credit. We protect your equity and your closing date. FOR BUYERS 🔑 We pull these records before we submit an offer. If the seller has a hidden headache they aren’t talking about, we come to the table knowing everything—giving us the ultimate leverage to negotiate a lower price or a major credit at closing. Real estate isn’t about luck. It’s about strategy. Whether you are looking to protect your profit or find your next home, let’s chat. People think Brooklyn needs luxury to matter… but it really doesn’t. 💯 Showing a simple but solid apartment in East Flatbush today, right around Rogers and Lefferts. My client ultimately passed on it to sign for her dream apartment on our list, but this unit is clean, has brand new floors, and features in-unit laundry, special for someone like you! 🔑 But the absolute best part of working back on my home turf? The culture. Catching the Moko Jumbies moving through the block, and I had to pull up to the infamous Taste the Tropics on Nostrand. They’ve been holding it down for the community since 1975—and it’s the exact same way I remember it as a child! just real consistency and real quality. 🌴🍦 That’s what makes Brooklyn, Brooklyn. — ✨ WORK WITH ME: Looking for a tailored, concierge apartment search in Brooklyn or Queens? Most families assume that inheriting a paid-off New York house means a seamless, easy sale. But behind the scenes, there’s a major trap that catches executors completely off guard. If the bank forgot to file the formal payoff paperwork 20 years ago, and that bank has since gone out of business or merged? That open lien is still sitting there, completely freezing your listing. You can’t close until someone tracks down a bank that doesn’t even exist anymore. And yes, your attorney is supposed to do this for you later down the line but wouldn’t you want to know sooner? Don’t worry—I handle that paperwork and track down the ghost banks for you. I audit the title and the estate file before we ever hit the market to protect your equity. If you’re managing an estate in New York, hit follow for my playbook. 🔑 . . . #NYRealEstate #ProbateSales #EstateExecutor #SurrogatesCourt #TitleAudit NYCRealtor by @akima.properties

Post-Pilates reset. 🧘🏾‍♀️✨ There’s something about summer in NYC that makes me appreciate the simple things—fresh ingredients, slower mornings, and creating a home that feels peaceful. Funny enough, that’s exactly how I approach real estate. My background in estate law and real estate has taught me that the smoothest moves don’t happen by chance. They happen through preparation, strategy, and having someone who handles the details before they become problems. Whether you’re purchasing your first home, selling a property, relocating, or searching for the right rental, my goal is always the same: to make your next move feel calm, organized, and seamless. If you’re planning a move in New York, send me “SUMMER” and let’s start preparing before the right opportunity finds you. 🤍 #NYCRealEstate #NYCLifestyle #FirstTimeHomeBuyer #QueensRealEstate #BrooklynRealEstate by @akima.properties
32 days. From signing my brokerage agreement (5/23) to keys in hand and lease signed (6/24). ⚡🗽 In the New York City rental market, speed isn’t just an advantage—it’s the only way you win. But you can’t move fast if your paperwork is a mess. That’s where my clients have an unfair advantage. With 10 years of experience as a real estate and estate paralegal, I don’t just gather your documents—I personally audit and vet your entire application package before a landlord ever sees it. Tax returns, bank statements, employment verification—I review it to legal standards. Because our files are 100% complete and bulletproof on Day 1, we get instant approvals while other renters are still getting ghosted. Moving in the next 3 to 4 weeks? My concierge service is built for speed, but I only work with clients who are serious. If you are ready to have your paperwork vetted and lock down your next space in exactly one month, comment “READY” below or send me a DM, and let’s get to work. 🔑✨ #NYCRentals #QueensApartments #BrooklynRentals #NYCRealEstate #KellerWilliamsNYC by @akima.properties
