Choosing a rental property means looking beyond the purchase price.

Before investing, consider three key factors:

1. Location: Your target tenant, rental demand and proximity to you.
2. Property condition: Overall state, necessary repairs and anticipated costs.
3. Appreciation potential: Opportunities to improve the property and increase its value over time.

A good investment isn’t just about what it earns today, but what it can become tomorrow.

SOLD. A NEW CHAPTER FOR BOTH BUYER AND SELLER. 🏡

📍 Duplex on rue Ethel, Verdun

This one was a journey. An accepted offer within 10 days which unfortunately didn’t finalize. A second listing in September, followed by another accepted offer within 10 days, this time with a better ending! To ensure a positive outcome, my clients started years earlier in anticipation of the sale with a PLEX AUDIT. We were able to navigate thoughtful updates, listing prep that matters, and a pre-listing inspection.

Real estate transactions aren’t always linear. What matters is having a trusted broker who knows how to pivot, navigate unexpected challenges and keep working toward the right outcome.

The result? My seller can move forward with confidence, and the buyers get to begin their journey as first-time homeowners together. A great reminder that the right strategy, adaptability and a strong broker-client relationship can make all the difference.

Another successful sale, even when the road there wasn’t straightforward. 🥂

VENDU. UN NOUVEAU CHAPITRE POUR LES DEUX PARTIES. 🏡

📍 Duplex, rue Ethel, Verdun

Possibly an unpopular real estate broker opinion: Québec’s rental market is not one to ignore.

Good tenants are out there. But they want good landlords, too.

My passion for rentals goes beyond the property itself. I want to nurture positive tenant-landlord relationships and challenge the often-hostile narrative in Québec that “landlords are all greedy” and “tenants don’t care because they don’t own the home.”

My parents have owned rental properties since I was in diapers, so I’ve seen the good, the bad, and the ugly. After being involved in hundreds of rentals over the past three years, I’ve seen how easily things can go wrong. Some landlords underestimate the work involved, others follow aggressive “value-add” advice that overlooks tenants, and some let past bad experiences push good tenants away.

The key? Clear expectations, respectful communication, and an understanding of both sides’ responsibilities. Protecting your investment and respecting someone’s home go hand in hand.

Need help navigating your Montréal rental? Let’s talk.

You’ve built a career. What is your income helping you build next?

After nearly 20 years in corporate procurement, I know how much goes into earning that paycheque: the deadlines, the responsibility, the years spent building your expertise. And how easy it is to stay focused on the next promotion without making a plan for what that income could make possible.

More flexibility. A comfortable retirement. The freedom to make a career change.

That’s why I believe real estate deserves a place in the conversation - rather than relying solely on a good salary.

A thoughtfully chosen investment can help you build a retirement nest egg, fund your children’s education, or secure future housing for family. With the right structure and professional guidance, it may also offer tax-planning opportunities for higher-income earners and support a strategy to pay off your own home faster.

Be brave enough to chase the life you want.
So that one day, future you can look back and know you took the steps to make it possible.

If your next property could bring one goal closer, which would it be: more income, more flexibility, or an earlier retirement?

My favourite question that my landlord clients ask me is “Angela, if you were in my shoes, would you do it?” (“IT” being a decision they need to take, something I’ve recommended to them.)

I will start this caption with full confidence saying YES, if I recommend something to you it is because I would definitely do it myself.

The OMHM rent supplement program, which partially subsidizes rent through the Quebec government, is something many landlords shy away from, either because they’re unfamiliar with how it works or worried about a bad experience. But the program has evolved significantly, with better processes and increasingly positive outcomes for both landlords and tenants.

So yes, I personally would subscribe to this program to find tenants and have a portion of the rent income be guaranteed monthly income.

Have questions about the OMHM program? Comment below.

__
