RBA CASH RATE UPDATE 🚨

The RBA has increased the cash rate by 0.25% to 4.85%.
Inflation remains too high and broadly based, with the RBA warning it is now likely to stay above 3% for the next year.
The decision was close, with 6 members voting to hike and 3 voting to hold.

Higher rates are already slowing the economy, with unemployment rising and housing prices falling, but the RBA believes further tightening was needed to get inflation back under control. by @azurafinancial

Massive congratulations to our very own James Ryan for completing the Bondi to Manly Ultra Marathon last week! 👏🏃‍♂️

An incredible effort for an even more important cause, raising money for Dignity, a charity supporting people experiencing homelessness and helping them on the path towards a safe, stable and independent future.

A huge achievement, James. The whole Azura team is incredibly proud of you! 💙

And a big thank you to everyone who supported and donated along the way. by @azurafinancial

Earn a bonus? Your bank might not be counting all of it.
APRA expects banks to test your repayments at least 3% above your actual rate. Pair that with a policy that only counts 80% of your bonus, and your borrowing capacity can shrink fast.

Non-bank lenders set their own buffers, and some count the full bonus. In this example, that was worth about $180,000, even with a slightly higher rate.

If your pay leans on bonuses, commission, overtime or allowances, the rate is only half the story.

Illustrative example only. Borrowing capacity depends on individual circumstances and lender policy. by @azurafinancial

Brokerage of the Year!!

We’re incredibly proud to share that Azura Financial was named Brokerage of the Year (>20 Staff) at the Australian Mortgage Awards last Friday.

This is a huge achievement for our entire team and recognition of the work that goes on behind the scenes every day to deliver the level of service we expect for our clients.

From our brokers and credit team to operations, client services and everyone who supports the business, this award belongs to the whole Azura team.

And most importantly, thank you to our clients and referral partners who continue to trust us, recommend us and support Azura.

We’ve grown significantly over the years, but our focus hasn’t changed: provide exceptional advice, find the right lending solutions and deliver a level of service that keeps clients coming back.

Very proud of this one. 🏆 by @azurafinancial

We asked the team: What’s the first thing you would do if you were to win the $100million lotto jackpot?

Most were pretty succinct, others had a more detailed plan… by @azurafinancial

Australian home values are now 5.2% below their March peak, according to @cotality_au

Here’s how the main cities look from their own peaks:

Sydney: down 8.6%
Melbourne: down 7.5%
Perth: down 6.0%
Brisbane: down 5.4%
Adelaide: down 2.9%

That doesn’t automatically work against you if you’re upsizing.
When you’re buying a more expensive home than the one you’re selling, the same percentage drop applies to a bigger number on the buy side. That’s where the upside can sit.

It won’t suit everyone though. Borrowing capacity, equity and cash reserves all decide whether the move actually works for you. Get in touch if you’d like us to run the numbers. by @azurafinancial

Our very own Credit Adviser, James Curtis, stepped into the ring at Imperio Combat 1 on 25 September, and came out on top.

Eight weeks of training. One fight night. James faced Joseph Yousif of Yagoona Automotive in a Blue Collar vs White Collar corporate boxing bout, with Azura Financial as founder sponsor.

The night was in support of Legends Life Foundation, helping disadvantaged kids find purpose through boxing. Great night for a great cause! by @azurafinancial

Another week, another shift in the lending market.

Across 580 submissions, these were some of the sharpest rates our brokers actually secured for clients last week.

Not advertised rates. Not headline offers. Real pricing from real applications.

One thing to watch: banks have started passing through the latest 0.25% variable rate increase, but not all lenders have moved at the same time.

That means pricing is changing quickly, and the lender that was most competitive last week may not be the lender that’s most competitive today.

If you haven’t reviewed your home loan recently, now is a good time to see how your rate compares. by @azurafinancial

The RBA has just raised the cash rate by 0.25% to 4.60% - its highest level in 15 years.

So, why another rate rise?
Inflation is still the problem.

Despite previous rate rises, inflation remains above the RBA’s 2–3% target, with headline inflation at 3.5% and underlying inflation at 3.6%.

At the same time, there are signs higher rates are already biting:

• Unemployment has risen to 4.6%
• Economic growth remains subdued
• Housing demand has weakened
• Households are under increasing pressure

The RBA is trying to bring inflation back under control without slowing the economy too far.

For mortgage holders, another rate rise will mean higher repayments if your lender passes on the full increase.

But there is some good news - banks are competing hard for borrowers right now, so don’t assume the rate you’re on is the best you can get.

Discounts are widening, changeover costs are at multi-year lows, and lenders are getting aggressive on rates.

The property market is moving in a way we haven’t seen in years, so we asked the team one question: who should actually be taking advantage of it right now? by @azurafinancial

There’s a bit more to marketing a brokerage than posting a cash rate update. Shannon Bowles, Marketing Manager at Azura Financial, has basically had to become an economist to do it well.

Her thing is taking the stuff that makes most people’s eyes glaze over, negative gearing, CGT, bracket creep, and turning it into content that actually helps. Because when you understand how these things hit your income, you make better calls with your money.

She shares a piece of work she’s proud of, the skill that keeps her grounded when social media pulls in every direction, and the one part of the job most people would never guess.
Plus the Sydney spot she calls her happy place. She’s onto something.

More faces from the Azura team on the way. 👋
