Two active-duty Marines just purchased their FIRST HOME in San Diego using their VA loan, and we negotiated $25,000 in seller credits! 🇺🇸🏡 I was connected with Daniella and Robert through a referral, and from day one, the goal was simple: help this Marine Corps family become homeowners while putting them in the best financial position possible. Here’s what we accomplished 👇🏽 ✅ $25,000 in seller credits negotiated ✅ Used the credit to temporarily buy down their mortgage interest rate and lower their initial monthly payments ✅ Structured the deal so they could walk into their new home with their other debts completely paid off! As a Marine Corps veteran myself and a San Diego VA loan specialist, this is exactly why I love helping military families buy real estate. A VA loan is more than just buying a home with $0 down. When you understand how to negotiate seller credits, structure financing, and maximize VA loan benefits, you can put yourself in a much stronger financial position. To Daniella, Robert, and your family, CONGRATULATIONS! 🎉 Thank you both for your continued service to our country and for trusting me to help you purchase your first home. And to everyone who continues to refer their friends, family, and fellow service members to me, thank you. I never take that trust lightly. 🙏🏽 Looking for a military real estate agent or VA loan specialist in San Diego? Whether you’re stationed at Camp Pendleton, MCAS Miramar, MCRD San Diego, or PCSing to San Diego County, I’d love to help you understand your VA home loan benefits and find the right strategy for your family. I served my country, now I serve my community. 🇺🇸 📩 Send me a DM if you’re thinking about buying or selling a home in San Diego! #SanDiegoVALoanSpecialist #SanDiegoMilitaryRealtor #VAHomeBuyers #BeyondTheKeysRealty #RealEstateByDJ by @beyondthekeysrealty

How do you turn an Instagram DM into $25,000 in seller credits? @jason_injapan.bjj reached out to me right here on Instagram looking for help buying a home. We connected, talked through exactly what they wanted, built a game plan, got pre-approved with @gabetheroman and agreed that if the right house came up, we were going to be aggressive because we had all of our 🐥 in a row. And that’s exactly what we did. They found a home in the neighborhood they wanted, in the school district they wanted for their kids, and we were able to negotiate $25,000 in seller credits. That $25K helped us temporarily buy down their interest rate by 2% AND cover the majority of their closing costs. 🙌🏽 And they were doing all of this while welcoming a new baby into the family 😅 Buying a home doesn’t always come down to finding the “perfect market” or waiting for rates to magically drop. Sometimes it’s about having a game plan, understanding how to structure the deal, and being aggressive when the right opportunity shows up. From an Instagram message to the keys to their new home. 🔑🏡 Congrats to the Alonso family on this next chapter. Thank you for trusting me to help you guys make it happen. If you’re thinking about buying but aren’t sure what the numbers would look like, reach out. We can build the game plan before you ever step inside a house. #HomebuyerSellerCredits #BeyondTheKeysRealty #RealEstateByDJ #HomeBuyingTips #FirstTimeHomeBuyer by @beyondthekeysrealty
California disabled veterans, this is a BIG one 🇺🇸🏠 Governor Newsom signed SB 296, expanding California’s property-tax exemption for qualifying 100% disabled veterans beginning January 1, 2027. Using a $1,000,000 assessed value and the base 1% property-tax rate: Household income ABOVE $83,474: ➡️ 50% exemption ➡️ About $5,000/year saved ➡️ About $417/month Household income $83,474 OR LESS: ➡️ 100% exemption on the first $1M ➡️ About $10,000/year saved ➡️ About $833/month The $83,474 income threshold is adjusted annually, as is the $1 million value cap. And this benefit can also apply to an eligible unmarried surviving spouse when the requirements are met. Important: these examples use the base 1% property tax. Mello-Roos, bonds and other special assessments may still apply. For California veterans, especially in a market like San Diego, that could make a serious difference in the monthly housing payment. Send this to a veteran or surviving spouse who needs to know. 🇺🇸 #VALoan #DisabledVeteran #SanDiegoRealEstate #BeyondTheKeysRealty #RealEstateByDJ by @beyondthekeysrealty
Congratulations to my client and fellow Marine sister @muthafukn_princess on completing a successful tour as a Drill Instructor. 🫡🇺🇸 Hearing your Marines speak about the impact you had on them, from PFC all the way up to LtCol, was powerful. What really stuck with me was hearing how you inspired other women Marines through your leadership, your example, and just showing them what’s possible. As a Marine myself, I respected it… BUTTTTT as a dad of three girls, it hit a little different. 💯 Being able to show my daughters women like you who lead, accomplish hard things, and prove they can do anything means a lot to me. Photo 1: Zeylah watching your EOT ceremony Photo 2: Zio giving you your house keys From turning civilians into Marines to buying a house of your own… you’ve been handling business. 🫡🏡 Then you followed it up with your own words about grace, gratitude, leadership, and appreciating the people who helped you along the way. That was motivating to hear. You left your mark on a lot of Marines during this tour, and that’s something to be proud of. Salute, Marine. Job well done. 🫡 #Marines #WomenMarines #MilitaryCommunity #BeyondTheKeysRealty #realestatebydj by @beyondthekeysrealty
When I’m looking at marble and quartzite countertops for a flip, sometimes I wanna be like @djkhaled… “GIVE ME ALL OF IT.” 😂 Then I look at the rehab budget and remember I’m trying to make money on this thing. “I’ll just take this one right here.” 😂 The hardest part of doing a flip is having expensive taste and investor math at the same time. 😭 #realestatebydj #beyondthekeysrealty by @beyondthekeysrealty

VA Tidewater appraisals are one reason sellers should stop automatically treating VA offers like they are the risky option. 🇺🇸 If a VA appraiser believes a home may not support the contract price, the Tidewater process can notify the lender or designated point of contact before the final value is issued. That gives us a short window to submit verified comparable sales and market data showing why the agreed-upon price makes sense. Does it guarantee the contract price? No. The appraiser still has to remain independent. But it gives everyone a fair chance to provide information that may have been missed before we get hit with a low appraisal and everybody starts panicking in the group chat. 😅 For the buyer, it provides another opportunity to protect the deal. For the seller, it provides a chance to support the agreed-upon price and potentially avoid renegotiating after a surprise appraisal. This is why experienced VA representation matters. A VA buyer is not a weak buyer. The VA loan has protections and processes that can make it one of the strongest loans on the table when the people handling it actually know what they’re doing. Buying or selling with VA financing in San Diego County? Send me “VA” and let’s talk. 📲 #VATidewaterAppraisal #VALoanSanDiego #SanDiegoRealEstate #BeyondTheKeysRealty #RealEstateByDJ by @beyondthekeysrealty
One Marine referred another Marine to a Marine Realtor… I know what you’re thinking: “That sounds like a terrible idea.” 😂 Three Marines involved in one real estate transaction? What could possibly go wrong? Nothing… but everything is went right. 🇺🇸🏡 My buyers were referred to me by a fellow Marine who knew my background, knew I served in the Marine Corps, and knew I understand the VA loan beyond just the basics. And that mattered because this wasn’t just about getting an offer accepted. We had to make the deal fit the buyers’ monthly payment requirements, while still maximizing every benefit we could negotiate. The result: ✅ Over $20,000 in seller credits ✅ Solar system completely paid off ✅ A deal structured around the buyers’ monthly payment comfort zone ✅ All while using their VA loan benefit So yeah… sending one Marine to another Marine actually worked out pretty damn well. 😂 Because when you understand VA financing, seller credits, solar, interest rates, closing costs, and how all of it affects the monthly payment, you can structure the deal around what actually matters to the buyer. A Marine trusted me enough to refer another Marine to me. Now that Marine @somethinverysimple has the keys. 🔑🇺🇸 If you’re active duty, a Veteran, or part of a military family looking to buy a home in Southern California using a VA loan, I’d be happy to show you what your benefit can really do. Fair winds and following seas, Master Gunz @boogie282003 🇺🇸🫡⚓️ What an honor it was to be present for your United States Marine Corps retirement ceremony and witness the closing of one incredible chapter and the beginning of another. The Marine Corps is better because you served. You led with purpose, poured your knowledge into the Marines around you, and left the Corps better than you found it. That is the true mark of leadership and a legacy that will continue through every Marine you trained, mentored, challenged, and inspired. 🦅🌎⚓️ It was especially meaningful knowing that I had the privilege of being one Marine who crossed paths with you during your journey. Every duty station, deployment, assignment, and season of service brings different people into our lives, but the impact of those relationships can last forever. One of the coolest parts of attending a Marine retirement ceremony is reconnecting with fellow Marines you served with some together and others separately throughout different chapters of your career. Somehow, everyone comes back together in one room to celebrate a shared brotherhood and sisterhood that only the Marine Corps can create. 🤝🏽💪🏽 Retirement is more than a ceremony. It represents years of sacrifice, missed holidays, long nights, early mornings, deployments, time away from family, difficult decisions, and unwavering commitment to the Marines and the country you served. Congratulations, Master Gunz, on an extraordinary career and a well-earned retirement. Thank you for your leadership, your sacrifice, and the lasting example you set for generations of Marines. I’m proud to have been present, proud to have been part of your journey, and even prouder to call you a fellow Marine. As a Marine Corps veteran and San Diego military Realtor, moments like this remind me why serving fellow veterans, active-duty military members, and their families means so much to me. “I served my country, now I’m serving my community.”™️ 🏡🇺🇸 Douglas “DJ” Gutierrez

🏆 Honored to be recognized by @sandiegorealproducers as part of the 35 Under 35 Class of 2026! This represents more than a real estate award. It represents my journey from serving six years in the United States Marine Corps to building a career helping military families, veterans and San Diego residents achieve homeownership and build generational wealth. 🇺🇸🏡 For the past 10 years, @beyondthekeysrealty has served buyers, sellers and investors throughout San Diego County. That journey has surpassed $300 million in career real estate sales, but the number I value most is the number of families who trusted me to guide them home. 🙏🏽 As a Marine veteran and San Diego VA and military Realtor, I understand that military real estate is different. PCS orders, deployments, BAH, VA loan eligibility, VA appraisals and relocation timelines require an agent who understands the contract and the military lifestyle. I help active-duty service members, veterans and military families relocating near Naval Base San Diego, Naval Base Coronado, MCAS Miramar, Camp Pendleton and San Diego’s military communities. Whether you are PCSing to San Diego, relocating out of California, buying your first home with a VA loan, selling a property or building a real estate portfolio, my goal is to make the process clear, strategic and stress-free. 🔑 Beyond The Keys Realty was built on the belief that real estate should go beyond the closing table. Helping clients build equity, create long-term wealth and make confident decisions for their families is the real mission. Thank you to every client, military family, veteran, referral partner, friend and family member who made this recognition possible. Your trust built this business, and I will never take that responsibility lightly. 🤝 📖 Want your own printed copy of the magazine? Comment “COPY” below and I’ll ship one directly to you!
