What you DON’T see underneath rooftop pavers matters! 🏗️🔥

Ever wonder what goes into a properly built rooftop deck?

From the 2-hour fire-rated wall assembly to TPO waterproofing, Z-bar flashing, weep screed, metal lath, and stucco—every layer has a purpose.

The finished product may look simple, but what’s hidden underneath is what protects the building from water intrusion and helps maintain its fire rating.

Good construction is all about the details you don’t see! 👷‍♂️

How is a “flat” roof built to drain water? 💧

It starts beneath the roofing. Tapered rip strips establish the slope, valleys carry water toward the drains, and crickets divert it around curbs and boxes.

Watch the white pipe in the valley—that penetration will be relocated to keep its flashing clear of the water path. Catching these conflicts during framing helps prevent drainage problems later.

Ever wonder what window washers tie off to high above the street? These rooftop tieback anchors are part of the answer. Their connection to the building’s structure matters just as much as the hardware you see. Small detail, big responsibility. 🏗️

What keeps a flat roof watertight? With TPO roofing, hot air welds the membrane seams together, while flashing seals transitions around walls and penetrations. Follow the installation process and take a look back at the hot-mopped roofing systems we used to install.

What does it take to pass your first fire sprinkler rough inspection? 🔥

Approved plans, proper installation, clear sprinkler coverage, and the required pressure test—all checked before drywall goes up. Catching problems now saves rework later and helps protect the people who will call this building home.

What are those steel rods inside the walls? 👷‍♂️

The ATS helps hold shear walls down when earthquakes or strong winds try to overturn them. Its take-up devices keep the connection engaged as the wood shrinks and settles.

Small detail. Expensive mistake. 👷‍♂️ Make sure your framing or concrete contract clearly includes who supplies and installs the anchor rods. Getting the layout, spacing, and height right before the pour helps prevent costly corrections later.

This third-floor deck pour completes a major phase of the concrete work and creates the floor surface that the next stage of construction will build on. With the deck in place, the building’s layout will become easier to see as framing begins.

Before the concrete was poured, electrical conduits and plumbing sleeves were positioned within the deck. The electrical conduits now stub up from the slab into the future wall cavities, providing routes for the home runs serving each unit. Most of the sleeves create openings through the deck for the vertical waste, vent, and domestic water piping.

Next, framing will define the walls and rooms around these rough-ins. As the walls go up, we’ll show how the electrical conduits, plumbing sleeves, and other building systems connect and come together. by @bootsonsite
