These homeowners found a great condo in Denver, and after seeing the numbers, they were ready to pounce. It all went smoothly until we hit a snag with the appraisal. The appraiser found a leak in the unit and required it to be fixed before closing. We rallied the troops, got all communication flowing between agents and the appraiser, and got the repairs and reinspection done just in time for closing!

Having a knowledgeable team is important, especially when snags like this come up.

I’m seeing buyers win in multiple ways in today’s market. Yes interest rates may be high, but if you can manage the monthly payment, then it’s quite the opposite to what we saw when rates were in the 3’s.

✅ negotiating power when it comes to inspection
✅ seller concessions being offered
✅ room for price negotiation
✅ no appraisal gaps

If you’ve been on the fence about buying because you’ve been afraid of paying too much, now’s the time to jump. And if you want to know what your personal finances look like when buying a home, comment ‘strategy’ and let’s talk! by @camloanscolorado

So glad to have been able to help some close friends buy their first home.

When we started our conversation, the plan was to buy in spring closer to when their lease was up. But when the perfect home came on the market, they were ready to spring because they had the tools to make the right financial decision.

If you're planning on buying a home in 2027, DM me "strategy" and let's start the conversation by @camloanscolorado

Asking for a price reduction is the cherry on top when negotiating. Start by asking for seller concessions instead. Here are some options for how you can use seller concessions:

1. Cover your closing costs. Closing costs can be anywhere from $8k-$12k and having that extra money in your pocket after closing can be great for personalizing your new home and buying furniture.

2. Get a temporary rate buydown. You could have the seller pay for your rate to be 2% lower the first year and 1% lower the second year. It’s still a 30 year fixed mortgage, it just stair steps into the full payment.

3. A permanent rate buydown. This is a great way to get a lower interest rate without paying anything out of your own pocket.

These strategies have helped my buyers save tons of money and get into a home for less than they were expecting.

The most asked question I am getting right now from both first-time homebuyers and experienced homeowners is: what do you think interest rates will do?

I don't have a crystal ball, but I think the best predictor is history. Historically, when rates skyrocket in a short period of time, it's an overreaction of the market to some sort of economic stressor. As worries about said economic stressor begin to dwindle, rates tend to follow.

We see this happen over and over again throughout history, where rates jump, then settle over the course of 12-18 months. When people say marry the house and date the rate, this is why. Just because your interest rate went up from the time you're pre-approved to the time you're ready to buy, doesn't mean you shouldn't buy (unless you financially cannot afford that monthly payment; then please don't buy and protect your finances). by @camloanscolorado

Buying a house is already scary as it is, then you add in the stress of a monthly payment. What’s a reasonable monthly payment? You know a mortgage is more than rent, but you also don’t want to be house poor.

Here’s a great rule to follow to figure out about how much per month you can comfortably afford without breaking the bank. The catch is, most lenders will approve you for an amount much higher than this. Don’t fall for the big dreamy home price that ties you down to a huge monthly mortgage payment. Be sure your lender is asking questions like what’s your monthly budget and helping you hit purchase prices that reach your financial goals.

If you’re not sure what that looks like for you comment “strategy” and let’s talk your specific numbers. by @camloanscolorado

Agents, this one’s for you 👇

63% of homes in Denver Metro closed with a seller concession in Q3, and the average concession was just over $10,000. That’s a number your buyers and sellers should be hearing from you before they write an offer or sign a listing agreement.

Here’s what I’ve noticed: most clients don’t really appreciate how much room there is to negotiate until someone walks them through the numbers. Buyers don’t know they can ask for a rate buydown. Sellers don’t know to plan for a concession until it shows up on their net sheet.

So I want to make it easy for you to have that conversation.

Send me a DM with the word “CONCESSIONS” and I’ll send you the template for this post so you can share it with your own audience. Same data, ready to post.

And if you want to talk through how concessions can be structured on your next deal (closing cost credits vs. a permanent buydown vs. a temporary buydown), I’m always happy to walk through what makes sense for your client.

Thanks @beyond_the_closing for helping me put this together! by @camloanscolorado

I hear this all the time an it breaks my heart. Here’s the thing, you’re not only making the largest purchase of your life but also a 30 year financial commitment.

There’s a lot going on behind the scenes but nobody walks in knowing how to buy a home their first time through, or heck, even their second or third time. And markets change every time you buy, so make sure to ask the questions.

So please ask the question, and ask it again if you’re still unsure, because I do not want you signing any dotted lines when you’re unsure.

I’m hearing from people that they’ve lost value in their home, but in reality you’ve only lost value if you sold and realized that loss.

Owning a home is not a quick get rich scheme. It’s the long term investment that build real wealth. Instead of focusing on home values and trying to predict the wild market we’re in, look at owning a home as a long term investment.

You want to find a home that you would enjoy for 7-10 years and a payment that you can comfortably afford so you can truly build wealth through homeownership.
