Your first real estate deal might teach you more than it pays you.

I linked up with @lee_chester1 the co founder of @chesterpropertycare and this was advice for anyone looking to invest in Irvington:

Partner with someone who’s already doing it before taking on a project yourself.

Learn how they evaluate deals, manage construction, and navigate the township. Ask questions. Show up. Take notes.

When your own money is involved, those lessons hit differently.

The goal is to leave that first project with the experience to make better decisions on your second and third.

Would you partner with an experienced investor for your first deal? by @chesterpropertycare

Would you rent to someone with bad credit?

This landlord says he doesn’t run credit checks. He remembers when his own score was around 400, so he puts more weight on the conversation, honesty, and where someone is in life today.

It raises a real question: How much should someone’s financial past determine their access to housing?

Landlords, would you take this approach?

And renters, has your credit ever kept you from getting an apartment?

You see a vacant lot. You see an opportunity to build. But does the township see the same vision? 👀

I sat down with Lee Chester of Chester Property Care to talk about the challenges of developing in Irvington.

His biggest challenge? Understanding what the township actually wants.

More housing and more tax revenue might sound like an easy yes. But Lee explains why getting a project approved starts with a conversation.

Before coming in saying, “Here’s what I’m building,” try asking, “What would you like to see here?”

Then figure out where you can meet in the middle.
