This one started as a renovation project, but the borrowers decided the better move was to keep it as a rental.

The property had been delisted and wasn’t seasoned yet, so the refinance needed the right structure.

We were able to get them to 75% LTV on a cash-out refinance and use the first month’s rent plus security deposit to support the rental income instead of waiting around for seasoning.

Renovate it. Stabilize it. Keep the asset. Pull capital back out.

That’s the kind of BRRRR exit we like to see.

This was a strong cash-flowing rental with plenty of equity already built into it.

Rather than leave that capital trapped in the property, we used an 80% LTV cash-out refinance to pay off the existing liens and return a significant amount of money back to the client.

A lot of lenders would have stopped at 75% LTV, so the extra leverage made a real difference in how much capital he was able to unlock.

The property still underwrote at a 1.30+ DSCR, so the deal worked from both a leverage and cash-flow standpoint.

Now that equity can go toward more rentals instead of sitting idle.

Ryan came to me after other lenders passed on his $120k Cleveland rental.

The $96k loan was too small, he didn’t own a primary residence, and he was using HELOC funds.

The deal wasn’t bad. It just needed the right lender.

We found the program and closed in 28 days.

Another property where the equity was doing more sitting in the building than it needed to be.

The client wanted to refinance, pay off the existing liens, and pull capital back out so he could keep growing his rental portfolio.

We were able to get the deal to 80% LTV on the cash-out, instead of the 75% cap that’s common with a lot of lenders.

Even at the higher leverage, the property still supported the debt comfortably with a 1.5+ DSCR.

He walked away with the old debt paid off and more liquidity for future acquisitions.

Your lender didn’t raise your rate. The bond market did.

The 2-year Treasury went from 4.2% to 4.92% in about a month. That’s 70+ basis points, and lenders price DSCR loans off the 2, 5 and 10-year. When treasuries move, your quote moves.

Why it moved:
1️⃣ Inflation is running hot again, and the Fed just hiked
2️⃣ The economy is coming in stronger than expected
3️⃣ The government is borrowing more, with fewer buyers for the debt

What to do about it: stress test every deal at today’s rate plus 0.5. If it doesn’t cash flow at a 1.0 DSCR there, don’t sign hoping rates come back down.

Send this to the one investor who needs to hear it before their next deal.

Refi got denied? Your deal probably isn’t dead.

Most of the time the problem isn’t your property. It’s one lender’s credit box. Same deal, different box, and it clears.

The mistake is running to another direct lender promising “better terms.” Different narrow box, three more weeks, same no.

A good broker doesn’t start with “what rate do you want?” They ask where the file stalled. Rent verification? Property type? Source of funds? The appraisal?

Name the block, build the plan, and put your deal in a program that actually fits it.

I close 10–15 loans a month. Refi got denied? DM me and let’s find out where it stalled.

Shopping five brokers won’t get you a better rate. We’re all going to the same lenders. What changes is the structure and what you pay for the service, and the cheapest service is usually the one that misses the prepay or blows your closing date.

Vet the broker instead. Do they know this stuff, are they closing loans every month, and will they tell you what it really costs up front? Find one who checks all three, tell them your plan, and let them build the deal.

I close 10 to 15 loans a month. DM me if you want that on your next one.

This client had a lot of equity tied up in the property and wanted to put it back to work.

We structured an 80% LTV cash-out refinance, which is stronger than the 75% leverage a lot of lenders cap these deals at.

The new loan paid off the existing liens and still gave him a meaningful amount of cash back to redeploy into more rentals.

The property also cash flowed extremely well, coming in at a 1.30+ DSCR.

That’s exactly what I like to see on a refinance: strong cash flow, solid leverage, existing debt cleaned up, and capital freed up for the next deal.

This one had a few things working against it from the start.

My borrower is based in California and was purchasing a new rental out of state. His source of funds was a HELOC, and the smaller loan size narrowed down the lender options pretty quickly.

Still, the deal made sense, the property cash flowed, and we were able to get it closed in under 30 days.

He now owns two solid cash-flowing units with a 2.00+ DSCR and another property added to the portfolio.

These are the deals I like working on because they usually aren’t difficult for one big reason. It’s a handful of smaller issues that all have to be structured correctly.

Out-of-state borrower. HELOC funds. Smaller loan amount. And we still got it done.

A quarter point cheaper looks great on a spreadsheet. It means nothing if your lender disappears the moment your deal hits a snag.

Underwriting gets tight. The appraisal comes in short. The timeline compresses. That’s when you find out what you actually paid for.

I had a client go with someone half a point cheaper. Two weeks before closing, the deal got complicated… and his lender couldn’t close it.

The cheapest lender isn’t the deal. The one who picks up the phone is.

💬 Shopping lenders right now? Send me a DM and let’s talk about what actually matters.

This one came to me after the borrower’s previous lender denied the deal late in the process.

She’s an experienced local builder, the project made sense, and she was ready to move forward. The lender just changed course.

We were able to step in, get the deal restructured, and ultimately give her more leverage than she had before.

The final structure came in at 87% of total project cost and included an interest reserve, so she won’t have to make monthly interest payments while the project is under construction.

She’ll be breaking ground shortly on a new duplex here in Columbus.

Two more units of housing, a solid local builder, and a deal that almost died because the wrong lender was attached to it.

Glad we could get this one across the finish line and let her get back to building.

Closed another BRRRR for one of my clients.

I originally helped her finance the property with a hard money loan. After the rehab, she converted it into a short-term rental and came back to me for the refinance.

Since this was a rate-and-term refi, the goal wasn’t to pull cash out. It was to replace the short-term debt with long-term financing and complete the BRRRR cycle.

The biggest challenge was that she didn’t have a T-12 of STR history yet.

Instead of requiring twelve months of actual short-term rental income, I was able to structure the loan using projected STR rents.

We also got her to 75% LTV, which is stronger than the 70% leverage that’s common on a lot of STR programs.

Hard money in. Rehab completed. STR stabilized. Long-term financing in place.
