Not another storage unit with a garage door. The Collective at Black Mountain is eight fee-simple live-work compounds in Cave Creek: office/flex, a high-clearance, lift-ready garage for the collection, and upstairs living, all on your own parcel with desert and Black Mountain views and no HOA fees. Toy barns sell you a place to park. This is where you work, live, and keep the collection. To be built. Plans subject to change. COLLECTIVE LOFTS HAS REDEFINED WHAT A TOY GARAGE CAN BE IN ARIZONA. With Mixed-Use Commercial zoning (TCC) and no HOA, Collective Lofts gives you something incredibly hard to find: a property that combines residential living, office space, and a purpose-built garage in one place. And for business owners who have struggled to find the right commercial space in the North Valley, this creates an entirely different option—a place where you can operate your business while having living accommodations right on site. Whether you’re looking for a home base for your cars, motorcycles, and toys during the winter months, a place to stay while enjoying Arizona’s weather and the local Cars & Coffee scene, or a true live-work-play asset, Collective Lofts checks boxes that traditional residential properties simply can’t. This isn’t just a garage. It’s a completely different way to own your space. Cave Creek has a development that doesn’t fit any normal category — The Collective at Black Mountain. Built by Morgan Taylor Homes, it’s eight lots with no HOA and full land ownership. Each compound combines: • 1,500 sq ft of executive office space • 1,500 sq ft of high‑clearance flex/garage space • Optional 1,000 sq ft second‑floor residential suite • 15,000+ sq ft of hardscape + landscape Floor plans, finishes, exteriors, even rooftop features are fully customizable. Cost breakdown: lots start around $500K, and there’s already a spec build underway listed at $1.9M for the full 4,500 sq ft setup. Two ways in — buy a lot and design your own, or grab the spec unit already under construction. Comment collective and I’ll connect you with the builder or send more details. #CaveCreekAZ #TheCollectiveAtBlackMountain #MorganTaylorHomes #AZRealEstate #FlexSpaceAZ ScottsdaleLiving ValleyDevelopment by @collectivelofts

Today marks a significant step forward as asphalt paving and off-site utility infrastructure have been completed for all eight lots. Listed by @masonottersberg @realbrokerage Not a garage. A private motorsports headquarters. Limited to just 8 lots— with rare mixed-use commercial zoning that almost never comes to market. Located in Cave Creek with Black Mountain views, each lot spans nearly half an acre— designed for a 4,500 sqft luxury garage + residential loft concept. No HOA. True ownership. Total control. All-in build ranges from $2–3M (including land), depending on level of finish and customization. Private use, rental garage space, or STR potential— flexibility most properties simply don’t offer. This is where lifestyle, business, and investment align under one roof. Renderings shown are conceptual and intended to represent the design direction. Final build, finishes, and layout will vary. Only 8 opportunities. When they’re gone, they’re gone. DM to schedule a call 📲 Mason Ottersberg | Real Estate Advisor | Mason Property Co. | 602.499.0869 | REAL Broker by @collectivelofts
