Moving beyond Houston? 🌎 Talk to me first.
..
I’m back from my second Compass Retreat, this year in New Orleans. The best part wasn’t on stage. It was the agents I met from across the country, people I now know in person, not from a list.
..
So if you’re relocating, or buying in another city, I’ll connect you with someone I trust. You stay in good hands, and I stay in your corner.
..
Comment MOVE and tell me where you’re headed.

New Orleans. Very cool. Not calm. Barely collected. 🎭 🎶 🍤
..
Three days at the Compass Retreat with some of the sharpest agents in the country. Big ideas by day, brass bands by night, and a strong case for a nap. The pursuit of excellence, New Orleans style.
..
Back to cool, calm and collected tomorrow, with why it matters if you’re ever moving beyond Houston. Keep an eye open for that reel 🎥

Happy Halloween from my favorite neighborhoods in Houston.
..
A few of my favorite porches this week in Southampton and River Oaks, where some neighbors take the decor very seriously. Bonus: a few shots from the Garden District in New Orleans, home of the famous cornstalk fence and arguably the best Halloween decor in the land.
..
Which one would you trick-or-treat first?

Supper in the Garden District 🎭 🍤 🍸
..
Last night the Compass Supper Club gathered in one of the most beautiful homes in New Orleans. Thank you to Paul Zweben and @chefjeffreylsaad for an unforgettable evening, and to our hosts for opening their stunning Garden District home to us.
..
The icing on the cake was meeting new friends and true New Orleanians, who made everyone feel right at home.
..
What’s the most memorable home you’ve ever been invited into?

Plenty of the land around Rice University changes hands without ever hitting the MLS.
..
Last week, two homeowners near Rice asked me the same question: a builder might want my land, so what happens next?
..
An off-market sale can be the calmest way to sell. No showings, no repairs, a quick close. But one buyer’s number is still just one number. Recent land sales, priced per square foot of lot, tell you whether it holds up.
..
Swipe for what builders look at and what to have ready. The full guide is on my HAR blog.
..
Thinking about selling a lot near Rice, or anywhere in Houston’s Inner Loop? Comment LOT and I’ll send you the guide, or text me the address at 832-659-7339.

The 30-year mortgage rate everyone’s waiting to see drop? Its average since 1971 is 7.75%. Today we’re in the low sevens.
..
That’s not high. That’s normal. The rates of 2020 and 2021 were the exception.
..
Houston appraiser Mike Brubaker @mike_brubaker_houston walked our office through the data a few days ago, and one point stuck with me: when rates fall, buyers rush back, and prices rise with them. The rate you waited for gets eaten by the price you pay!
..
Comment RATES and I’ll send you the full article on my HAR blog.
..
↗️ And if you know someone who’s been holding off on buying, forward this to them, whether they’re working with me, another agent, or nobody yet. The numbers are the same for everyone.
..
#HoustonRealEstate #MortgageRates #InterestRates #luisglopezrealtor #coolpropertiesgroup by @coolproperties

The idea comes from 18th-century French economists, led by François Quesnay, who argued that everything of value starts with the land.
..
Nearly three centuries later, I see it every day. Every great home in Southampton, Boulevard Oaks and around Rice University started the same way: with the right piece of land. The house is the story, but the lot is the foundation.

A silver 911 and a red brick Tudor, under the oaks of Southampton. One from Stuttgart, one from another era of Houston. Both built on the same idea: timeless design never asks for attention. It gets it anyway.
..
Which one would you take home, the car or the house?

Boulevard Oaks isn’t one neighborhood. It’s 26 subdivisions.
.
.
Drive down North or South Boulevard under the oaks and it feels like one place. It was actually built one plat at a time, starting in the 1920s, and the deed restrictions still change from one subdivision to the next.
.
.
Swipe for the map, the main pockets, and where the historic district line falls. That line matters if you’re buying, selling or building.
.
.
The full story is on my HAR blog, The coolproperties Journal. Link in bio.
