🔑🏠 JUST SOLD ✍🏽🥂

Huge congratulations to the Bisignano family on closing on their beautiful new construction Camden model by DR Horton in Deerbrook 🚧🔑🏠

This journey started back in January 📆 and looked very different at first. We explored multiple homes, communities, locations, and options before narrowing down goals during a 6AM buyer consultation ☕️🌅 Early bird gets the worm 🐦🪱

Summer and I actually went to Sunlake High School together 🎓🏡 Always special helping someone from the local community. These hyper-local connections make moments like this even more rewarding 🫱🏽‍🫲🏽

After some TOUGH negotiations 🥊 we secured:

💰 $15,000 OFF asking price
💸 Additional builder flex money
🏦 ALL closing costs paid
✔️ Sales contingency negotiated

This new construction Camden model checked all the boxes 👏🏽

🏡 4 Bed | 3.5 Bath | 2,795 Sq Ft
👨‍👩‍👧‍👦 Multi-gen suite with private kitchenette
✨ Quartz countertops + 42” cabinets
🌿 Conservation homesite with NO front or rear neighbors

🌴 Deerbrook perks:

🏊 Pool + Cabana
🐶 Dog Park
🛝 Playground
🎓 Highly rated schools nearby

Reminder: New construction 🚧 does NOT automatically mean perfect ❌ We found more inspection items than most people would expect 👀 I attended buyer orientation, blue tape walkthroughs 📝, reinspections, site visits 🚗 and final walkthroughs to make sure everything was completed before closing day ✅

Whether buying resale or new construction, make sure someone is protecting YOUR best interests 🫱🏽‍🫲🏽

Big congratulations to Toni, a retired Navy Chief, on closing on her new home and making the move from Virginia to Florida 🇺🇸

Started in January looking at new construction, made the right pivot, and got it done May 1st 🔑

Now she’s within driving distance to Bethune-Cookman University where her daughter will be attending 🎓

💰 $5,000 under asking
💰 $12,600 in seller-paid closing costs
📉 Even after a $20,000 price drop

Thank you for the gift - straight from the heart

JUST SOLD | $1,530,000 Total Volume

📍 Kensington Estates, Lutz

Starting 2026 strong 💥 Huge congratulations to my seller, Eneydis, and the Nannarone family on this dual-sided closing in one of Lutz’s most exclusive gated communities.

I had the privilege of representing both sides as Transaction Broker on this fully upgraded estate featuring:
🛏️ 4 bedrooms
🖥️ Private office
🎮 Upstairs loft
🎬 Media room
🛁 3 full bathrooms with spa-style finishes (quartz, marble & gold fixtures)
🚗 Finished 3-car garage with epoxy floors, built-ins & kitchenette
🌴 Resort-style backyard with screened pool, custom pergola, playground & fenced yard — all on nearly an acre in Flood Zone X (no flood insurance required)

Prepping this home took full execution from start to finish: 📸 professional photography & videography, 🧼 coordinating cleaners, 💦 pressure washing, 🌿 lawn care, HOA compliance, and 🔍 full inspections (home, septic, well, termite & pool), etc. Multiple open houses, countless private showings, constant feedback loops, strategic adjustments — and creative terms that worked for both buyer and seller.

I hope God blesses both families as they step into this next chapter 🙏🏽✝️

Whether you’re selling resale, relocating, investing, or buying new construction — I’m here to help you make it happen ✅

Vote YES on Florida’s Amendment 3! 🗳️🇺🇸 It would increase the homestead exemption for non-school property taxes to $150,000 in 2027 and $250,000 in 2028—providing property tax relief for qualifying homeowners. 💰🏠 by @cris.galdos

🏡 TWO HOMES. TWO CLOSINGS. ONE INCREDIBLE JOURNEY! 🔑🇨🇭

Congratulations to the Campione family on selling their home AND purchasing their next home, both in Land O’ Lakes, FL!🏠🏠

Today is CLOSING DAY, and my clients are currently in SWITZERLAND! 🌍 Both transactions were coordinated to close on the SAME DAY, with extensive planning well before their departure! 🫡

This one is special! Our relationship began at Sunlake High School, where I had the privilege of coaching their sons, Evan and Owen, in football. Years later, having the opportunity to represent their family brings everything full circle! 🏈

Our real estate journey began in January 2026, narrowing down locations, refining criteria, and finding the right home!

🏡 BUYING SIDE:
✅ Negotiated 5% in seller-paid concessions
✅ Secured a home sale contingency
✅ Negotiated a complete crawlspace renovation + 14 additional 4-point repairs

Working with a corporate seller meant limited communication, vague responses, and plenty of persistence!

🏡 SELLING SIDE:
📸 Professional media, marketing, and pre-listing preparation
🔨 Coordinated flooring, painting, electrical panel work, and a complete drainfield replacement
📋 Worked with the county on roof, electrical, and drainfield permits
🏠 Managed showings, open houses, appraisals, attic insulation, and required repairs

🌍 INTERNATIONAL CLOSING:
✍️ Coordinated pre-signing, Power of Attorney, title companies, lenders, and vendors to ensure both same-day closings were handled while my clients were overseas!

Two transactions. Same-day closings. Clients in Switzerland. 🔑🌎

Real estate is so much more than opening doors. It’s the negotiations, preparation, coordination, and problem-solving behind the scenes!

To the Campione family, thank you for trusting me with BOTH transactions. From coaching Evan and Owen on the football field to helping your family with this next chapter, it’s truly been a full-circle experience!

Congratulations! 🥂🏡

A big thank you to the Baldree family for trusting me with the sale of their home while relocating out of state. 🙏🏽🦾

✨ Large Flex Room + Formal Living Room
