One flushed iron.

One perfect drive.

One made putt.

That’s all it takes to convince yourself you’re figuring it out.

What’s the shot that keeps bringing you back? ⛳️👇

Most golfers have ONE chip shot.

Here’s what separates a good short game from a great one — trajectory control.

Two shots every golfer needs to learn:

🔵 The Low Runner — Ball back in your stance, hands forward, abbreviated swing. This shot keeps it tight to the ground and lets it release to the hole. Use it when you have green to work with.

🟡 The Higher Chip — Ball slightly forward in your stance, a little longer swing. This gets the ball up quicker and lands softer. Use it when you need to carry an obstacle or stop it fast.

Learn these two and suddenly you have OPTIONS around the green — That’s what scoring is really about.

Drop a 🔵 or 🟡 below — which shot do you use more?

One of the most common mistakes I see:

Buyers focusing on maximum approval instead of optimal structure.

Approval ≠ affordability.

The right strategy considers:
• Monthly payment comfort
• Cash reserves
• Long-term goals

The goal isn’t to “win the approval.”
It’s to make a smart financial decision.

Global events move mortgage rates faster than most people realize.

Here’s the chain reaction happening right now:

Oil prices ↑
Inflation fears ↑
Bond yields ↑
Mortgage rates ↑

It’s all connected.

This doesn’t mean rates will only go up — but it does mean markets can move quickly when global news hits.

If you’re thinking about buying, refinancing, or locking a rate, timing and strategy matter more than ever.

Comment “RATE” and I’ll send you today’s mortgage update.

If your ball starts left and curves right…
You don’t have a path problem.

You have a clubface problem.

Start line = face.
Curve = face relative to path.

Fix the face first.
Then clean up the path.

Half swings. Stronger lead hand. Knuckles down.

Most golfers try to fix the wrong thing.

Do you fight a slice or a push-slice?

Most buyers think taxes and mortgages are separate.
They’re not.

Your tax strategy can directly impact your loan approval, buying power, and timeline.

That’s why we coordinate — not guess.

Standing up in your swing = lost power and inconsistent contact.

Try this:
✔ Put a club behind your hips
✔ Make swings without losing contact
✔ Stay in posture through impact

Simple drill. Huge difference.

👉 Do you feel yourself stand up in the downswing?

Toe strikes are stealing distance and consistency.

Most golfers are either:
• standing too close
• early extending

Move back 1 inch.
Keep your chest down.
Center strike first — THEN speed.

👉 where do you miss most — toe, heel, fat or thin?

A lot of buyers assume waiting is the “safe” move.

But safety isn’t about timing the market —
it’s about understanding your options.

When decisions are based on math instead of headlines,
the outcome usually looks very different.

Comment SMART if you want a clearer way to think about it.

One bad shot doesn’t ruin a round.
Panic does.

Rates work the same way.
One spike shouldn’t derail a smart plan.

Comment RATE if you want perspective.
