New project 🏡 We just picked up an original mid-century home and I’m documenting this one from start to finish. The goal: modernize it without taking away the character that makes these homes special in the first place. Episode 1 of the Mid-Century Flip. Follow along to see what we do with it. 👀 #MidCenturyModern #SacramentoRealEstate #HouseFlipping #FixAndFlip #RealEstateInvesting by @ericblam
What’s up guys! 👋 For those that are new here, my name is Eric Lam — your local Sacramento realtor/investor. I thought it’d be fun to share a little bit about who I am, both personally and professionally, so you can get to know the guy behind all the projects. If you ever want to talk real estate, investing, design, or just connect — my DMs are always open! by @ericblam
I am honored and grateful to be recognized as one of the Top 500 realtors out of 13,000+ agents in the greater Sacramento area! This achievement wouldn’t be possible without the support of my family, friends, and incredible clients who trust me to guide them through one of life’s biggest decisions. Excited for what’s ahead and the opportunity to continue serving my community! Let’s keep making moves! by @ericblam
452 Blackwood St | SOLD | $650,000 Man, what a whirlwind of a transaction this was! Right out of the gate, we had an incredible amount of interest, especially considering the market we’re in. Over 15 private showings and 80 people through our open houses the first weekend alone! We ended up receiving three strong offers and ultimately accepted an offer at $665,000 — $70,000 ABOVE our list price! There’s a lot of talk right now about homes sitting on the market and sellers having to reduce their prices. While that’s true for some properties, it’s certainly not the case for every home. With the right pricing strategy, effective marketing, and proper presentation, you can still generate strong demand and achieve great results, even in this market. Now, here’s where things got interesting… 😅 The appraisal came back significantly below our contract price, like $85,000 significant… 🙃 The buyer’s agent and I worked hard putting together a strong appraisal rebuttal with plenty of supporting data. Unfortunately, after nine days of review, the appraiser ultimately stood firm on the original valuation. Thankfully, through some creative problem-solving, negotiations, and concessions from both sides, we were able to bridge the gap and get this one across the finish line! Not every transaction is smooth sailing. Sometimes it’s not just about getting multiple offers, but knowing how to navigate unexpected challenges, find solutions, and keep everyone working toward the same goal. At the end of the day, we got it done, and both sides walked away happy! Huge shoutout to @mwilliams916 for all your hard work on this one! Always a pleasure working with you! 🙌 by @ericblam
A lot of progress, a few unexpected expenses, and some fun design choices! 🏡🔨 We’re getting closer to the finish line on our mid-century renovation, but we’re also about $20K over our original budget. 😅 Between unexpected repairs and splurging on a few finishes, the costs definitely added up. Hopefully, it’ll all be worth it in the end! Episode 5 of the MCM renovation series. What do you guys think of our tile selections? 👀 #MidCenturyModern #SacramentoRealEstate #HomeRenovation #HouseFlipping #SacramentoRealtor by @ericblam

Extremely grateful to be recognized as one of Sacramento Real Producers’ Top 25 Agents Under 35! 🙏🏼 This recognition wouldn’t be possible without the trust and support of my clients, friends, family, and everyone who continues to refer and support my business. Every opportunity to help someone buy, sell, or invest in real estate has played a part in getting me to where I am today, and I’m incredibly thankful for it. A huge thank you to the Sacramento Real Producers team for the recognition and for everything you do to highlight and support our local real estate community. Congratulations to all of the other agents who made this year’s Top 25 Under 35! Honored to be recognized alongside such a great group. 🏡🥂 #SacramentoRealEstate #SacramentoRealProducers #Top25Under35 #SacramentoRealtor by @ericblam
JUST SOLD 🏡 12 days on the market. Sold for $725,000 — $5,000 over asking, with no seller credits or repairs, and a smooth 14-day close. What makes this one especially rewarding is getting to be part of the next chapter. I had the opportunity to help my clients purchase this home two years ago, and this time around, I was able to help them sell it and move into a new home that better fits their growing family. I truly appreciate the continued trust and the opportunity to be there for another big milestone. Congratulations to my sellers on the sale and their next chapter! 🥂 #JustSold #SacramentoRealEstate #SacramentoRealtor #Sold #RealEstate by @ericblam
Demo is underway and we’ve already uncovered a few unexpected issues, adding another $3–4K to the renovation budget. Nothing too crazy—just part of renovating a 60+ year old home.
