The headlines about home sales falling through may sound scary. But here's something sellers should know. Most sales go through just fine. Only roughly 10-15% hit a snag.

And the #1 reason those buyers back out is something you can actually head off before it ever becomes a problem.

By getting a pre-listing inspection, you can avoid surprises and keep your sale moving forward, because you’ll already know what the buyer’s inspection will find and can fix it before you ever list or go in ready to negotiate.

Don't let fear of the what-ifs hold you back. With the right prep and a smart strategy, selling is still possible. I help people do it every day.

Riley & Eric, WHAT A DAY 🥹🥂🌿

From taking their engagement photos at a bowling alley to celebrating their actual wedding day, I just knew these two were gonna be a freaking good time.

The coolest couple, the best energy and a day that was so unapologetically THEM.

What a way to kick off one helluva wedding weekend! by @ericmartinrealestate

Want to move but don’t want to give up your current low rate? This is for you.
Data shows homeowners with a mortgage have an average of $310K in equity right now.

And that means if you've been putting off a move because you don't want to give up the mortgage rate you locked in a few years ago, your equity could help.

You could use it toward a bigger down payment and borrow less at today's rates.

Or, if you're downsizing, you might even be able to buy your next home in cash. No mortgage. No worrying about today’s rates.

Want to know how much equity you have and what it makes possible for you? DM me, and I'll help you find out. by @ericmartinrealestate

Does one size ever really fit all? One mortgage rate doesn't either.

You may be seeing today’s higher rates and worrying about whether it’s still worth it to buy. Here’s what you need to realize…

Mortgage rates differ just like the people who apply for loans. So, the rate you see online isn’t necessarily the one you’d get when you buy.

Your real mortgage rate is specific to your individual situation. It can be higher or lower than what you've seen or heard.

So, don’t assume the rate in the headlines is your rate. Before you decide you can't buy a home or that you should wait, find out what your real rate is. You'll know what your options are and get a map to what's possible.

If you’re selling this season, a little effort out front goes a long way. Because the moment a buyer pulls up to a showing, they're already forming an opinion.

But there are a few simple things you can do to nail that first impression. Think tidying up your landscaping, bringing in some seasonal flowers, and sweeping the walkways. Or even just cleaning out the gutters and making sure the path to your door is well lit.

You don’t need to do a big overhaul to get buyers’ attention.

SOLD x2 🏡➡️🏡 The journey here took more than putting a sign in the yard.

If you followed the story of this Detroit home, you probably saw the attention it received. Multiple offers. An offer well over asking. A deal that fell apart. Inspection issues. A relaunch. More offers.
And now, we’re officially CLOSED.

Despite everything that happened along the way, we only had to inconvenience my seller with showings over two weekends and ultimately sold the home for nearly double her original investment.

At the same time, we were working on the other side of the move.
Before her Detroit home even closed, we found her next home, negotiated an accepted offer under asking, and structured the timing so she could make the transition with less pressure and more time to move.
Was every part of it easy? No.

But that’s exactly why the strategy before the For Sale sign goes up matters.

Pricing. Marketing. Negotiating. Managing inspections. Pivoting when a deal falls apart. Coordinating two transactions. And keeping everything moving toward the actual goal; getting my client where she wants to go.

If you bought a Metro Detroit home a few years ago, you may have more equity than you realize. And if you’re still renting and wondering whether buying your first home is realistic, it may be closer than you think.

Comment “MOVE” or send me a DM. Tell me where you’re at, and I’ll help you figure out what the next step actually looks like.

And if you know someone thinking about buying or selling in Metro Detroit, like, follow & share this with them.

Buying and selling at the same time and not sure where to start?

With houses staying on the market a little longer these days, selling first could be the right move. It keeps you from juggling two mortgages while you wait for your house to sell.

You’ll also know exactly how much equity you’re walking away with (probably more than you think), and you can put it straight toward your next home.

Not sure where you’d stay in between? That part’s manageable with the right plan.

Let’s talk through the pros and cons. We’ll figure out what makes the most sense for you – and how to make the whole process as stress-free as possible. by @ericmartinrealestate
