POSTS STORIES REELS

Figured it was time to properly introduce myself.

I’m Chris. I live here, I’m raising my family here, and I help people buy and sell homes around Fairfield County.

This page started as a way to share towns, streets, neighborhoods, and the little details that actually matter when you’re thinking about a move. That part isn’t changing. I just want to be clear about who I am and how I can help.

Most of my work is with people going through some kind of transition. Growing families, downsizing, fresh starts, or that early “we might move someday” phase. I try to keep the process calm, clear, and human. Less pressure, more listening.

If you’re ever thinking about a move, even if you’re not sure what it looks like yet, feel free to reach out. You don’t need to be ready. You can just be curious.

Glad you’re here. by @fairfieldcountyliving

Westport has a second 100 percent affordable housing proposal, and it’s from the same group that built the first one.

Garden Homes Fund, the foundation behind the 19 units at 122 Wilton Road, has filed plans with Planning and Zoning for an 18-unit development at 96 Compo Road North. That’s a single family residential zone, so they’re using the state’s 8-30g statute, which lets affordable projects override local zoning in towns under the 10 percent affordable threshold.

This would be their fifth 8-30g project. They’ve built in Stamford, and their New Canaan proposal was denied and is now on appeal, so expect this one to get a close look.

The developer’s best case is about two years to completion if it’s approved.

If you live near Compo Road North, this is one to keep an eye on. What do you think of the location? by @fairfieldcountyliving

Norwalk is turning two empty office buildings into 286 apartments.

Construction just started on M7 Lofts at Merritt 7, the corporate campus off Route 7. More than 500,000 square feet of office space is becoming housing.

The developer paid $11.4M for the two buildings and lined up $75.5M in construction financing to make it happen.

The mix: 42 studios, 167 one bedrooms, 77 two bedrooms, averaging close to 1,000 square feet with 11 foot ceilings and dens in most units. Over 55,000 square feet of amenities including a pool, community green, fitness center, co-working and a playroom.

And the Merritt 7 train stop is right there.

Half empty office parks becoming housing is the biggest real estate story in Fairfield County right now. Greenwich just approved one.

Stamford has done a handful. This is one of the largest yet.
Would you live at Merritt 7?

Curious what people think about this one. by @fairfieldcountyliving

Norwalk just got a new Italian spot, and it’s opening tonight.

Falco opens today at 2 Wilton Avenue near Wall Street, in the old hat factory that used to be The Lighthouse and Ash Creek Saloon.

It’s the fourth restaurant from BJ Lawless and the BJ Ryan’s crew, this time with chef Jared Falco, who co-founded Bar Rosina’s in Greenwich.

Homemade pastas, pizzas, sharing plates, old New York Italian vibe, plus a few BJ Ryan’s favorites on the menu.
Heads up: reservations only for the first week or so while they get their footing.

Wall Street has been Norwalk’s slow comeback story for a while now. Apartments going up, a hotel in the works, and now a real restaurant anchor from someone who already knows the city.

That’s usually how a neighborhood turns.

Fairfield, your weekend bread run just got a major upgrade 🍞

Kneads, the Westport bakery that mills its own flour in-house, opens its second location this Saturday, October 10th, at 1916 Post Road in Fairfield.

Here’s why people line up for it. They run a stone mill right inside the bakery and grind 100% organic whole grain flour fresh every day for their breads and pastries. You can’t fake that kind of freshness.

📍 1916 Post Road, Fairfield
🗓️ Opens Saturday, 10/10
⏰ Mon–Fri 7am–3pm | Sat–Sun 8am–3pm

They’re also opening two spots at the Greenwich train station next year, so this team is clearly just getting started.

💬 Comment “EMAIL” and I’ll send you updates on the School Sisters property as it moves through Planning and Zoning, plus everything else happening in Fairfield County each week.

Wilton’s biggest development fight of the year is heading to its main stage. 👀

Here’s what’s happening at the former School Sisters of Notre Dame campus on Belden Hill Road:

🏡 Developer Hines wants to turn the 38-acre property into a 280-unit senior living community with independent living, assisted living and memory care

🏗️ Buildings would top out at three stories and sit 150 feet back from the road

🌳 The Inland Wetlands Commission approved the permit in June, but a neighbor has challenged that decision in court

Where the town stands:

❌ Opponents have gathered nearly 900 petition signatures, citing traffic and wastewater

✅ Supporters say it’s the best realistic use of the land and point to an estimated $1.5M a year in new tax revenue
What happens next:

📅 Planning and Zoning’s public hearing, which is where the real decision gets made

Whatever happens here will shape that part of Wilton for decades.

Comment “85” and I’ll send you the full details on this Rivers Edge townhome.

Here’s what makes this one different: it’s in one of only two buildings at Rivers Edge that don’t face other buildings front and back. That means a semi-private patio overlooking the landscaped grounds instead of your neighbor’s windows.

And yes, it has a private elevator serving all three levels.

📍 Rivers Edge | Stamford/Darien border
🛏 2 bedrooms | 🛁 2.5 baths

Entry level: Flexible family room that opens right to the garden patio, upgraded laundry with new washer/dryer and utility sink, newer water heater, and direct garage access.

Main level: Hardwood floors, a spacious living room, and an eat-in kitchen with stainless appliances, gas range, and center island. Sliders lead out to a sunny, newly built deck.

Top level: Primary suite with walk-in closet, jetted tub, separate shower, and double vanity. The second bedroom has its own walk-in, plus a full hall bath. Stand-up attic storage on top of that.

The updates buyers actually care about:
✔️ Full HVAC replacement (Aug 2024) with dual zones, WiFi thermostats, and a 10-year parts warranty
✔️ Carpet replaced in 2020, professionally cleaned every year
✔️ Pre-wired for security
✔️ Accessibility features throughout

Community pool, clubhouse, fitness center, and grounds you’ll never have to mow.

💬 Comment “EMAIL” and I’ll send you updates on Greens Farms Road as it moves through the hearings, plus everything else happening in Fairfield County each week.

250 apartments proposed for a Westport property that neighbors say was completely underwater two weeks ago. 👀

Here’s what’s happening at 55-57 Greens Farms Road:

🏢 A group tied to national developer Trammell Crow bought the two office buildings on the 22-acre site earlier this year for $25M

🏗️ The plan, called “The Fitzgerald,” would tear down the office building closest to the road (57) and build a roughly $100M, 250-unit apartment building in its place

🏘️ 30% of the units would be affordable

🌧️ At the Sept. 16 Conservation Commission hearing, neighbors said the whole property flooded during the storm that dropped 7 inches of rain on Westport

What happens next:

📅 Oct. 6: the town’s Flood and Erosion Control Board reviews the project

📅 Oct. 28 (tentative): the Conservation Commission hearing continues

This is one of the biggest housing proposals Westport has seen in years, and the stormwater question could decide how it plays out.
