If Florida is anywhere on your radar, read this before you do anything else ⬇️

This November, Florida voters decide on a constitutional amendment that would take the homestead exemption from $50,000 to $250,000. For most primary homeowners, that means non-school property taxes could drop to almost nothing.

Here’s the big part most people don’t know - If it passes, the buyers who win are the ones who establish Florida residency by December 31st of this year. They get grandfathered into the full exemption. Everyone who moves after January 1st starts at the bottom and waits years to catch up.

Same house. Same price. Completely different tax bill. All because of a date on a calendar.

Nothing is approved yet, it still needs 60% of the vote in November. But if buying was already in your plan, waiting until next spring to “see how the market looks” could be the most expensive decision you make.

Can we raise the standard for $2 million homes in South Tampa?

Lately, I’ve been walking through homes at this price point thinking… we’ve started accepting things we shouldn’t.

For $2M, buyers shouldn’t be overlooking poor layouts, builder-grade finishes, outdated kitchens, tiny lots, or homes that simply don’t live up to the price tag.

Luxury isn’t just about the number on the listing. It’s about the experience the home delivers.

Can you tell I’ve been triggered? 😂

So tell me… what have you seen in million-dollar homes lately that made you think, “Absolutely not.”

Let’s hear it. by @floridahomestyles

🚨Florida voters just approved Amendment 3. If you own a home here or are thinking about buying one, here’s what could change on your property tax bill.

If you own your primary home, the homestead exemption for non-school property taxes rises from about $50,000 today to $150,000 in 2027 and $250,000 in 2028 for eligible homeowners. That means less of your home’s assessed value is subject to those taxes. School property taxes follow the same rules as before, and how much you save depends on your home’s assessed value and local tax rates.

If you own a rental property or second home, the annual cap on how much your assessed value can increase for non-school property taxes drops from 10% to 5%. If you’re a tenant, there’s no automatic reduction in rent.

If you’re moving to Florida, December 31, 2026, is the residency cutoff. If you establish residency after that date, you can still qualify for the existing homestead exemption, but you’ll generally become eligible for the larger one in your fifth year of receiving the exemption.

Save this if you’re running the numbers on a home. The seller’s current tax bill can look very different from what you’ll pay after closing.

Next up, I’ll break down what this means for non-Florida residents looking to make the move here. by @floridahomestyles

SOLD | Ballast Point

They knew what they wanted. Finding it was another story.

We looked for a LONG time. Plenty of homes came close, but close doesn’t cut it. And after all that searching, we found exactly what they’d been holding out for.

Before it ever hit the market.

A beautiful custom home in Ballast Point, with everything on their wish list and then some. I’m so happy for these buyers, and even more appreciative that they trusted me enough to keep looking rather than settle for something that wasn’t quite right.

This one was worth the wait. ❤️ by @floridahomestyles

This is a 2021-built townhome that actually has the space, the finishes, AND the location. 3 bedrooms, 3.5 bathrooms, nearly 2,000 square feet and move-in ready.

The longer I work in luxury real estate, the harder I am to impress. And I mean that in the best way. 😂

I’ve walked through some incredible homes, worked with all kinds of buyers and sellers, and seen firsthand how often people confuse expensive with valuable, square footage with quality, and a big sales number with actual expertise.

At this point in my career, I know what impresses me and what doesn’t. A beautiful home is great, but I want to know what’s behind the finishes. A successful agent is great, but I want to know what they actually accomplished for their clients.

And when it comes to my own clients, I’m not interested in telling people what they want to hear just to get a deal done.

Experience has a funny way of changing what you value. And sometimes, what stops impressing you says just as much as what still does.

**Now I’m curious - what’s something that impresses you LESS the older you get?** by @floridahomestyles

A little more space, a lot more natural light, and a South Tampa location that puts your favorite spots just minutes from home. Come see why this end-unit townhome deserves a closer look. Doors are open this afternoon! 🏡 by @floridahomestyles

A home that fits what I want out of life. 👀

An irreplaceable view.
Privacy.
The right location.
A lot with no rear neighbors.
Natural light in every room.
A kitchen that actually functions.
Being able to walk to everything.
And a primary closet that needs its own ZIP code. 😂

Because sometimes the things worth paying more for aren’t necessarily the things that show up on a listing sheet. They’re the things that make your everyday life better.

Your turn. What’s the ONE thing you’d happily pay more for? by @floridahomestyles
