Look what the rain brought out! After all this recent rain here in West Central Florida, the chanterelle mushrooms are popping, and these baskets are proof. If you want to find your own, head out to areas with mature oak trees. Chanterelles have a symbiotic relationship with oaks, so that's where you'll want to start looking, usually tucked in the leaf litter right around the base and out under the canopy. They show up bright golden to orange, with ridges running down instead of true gills. We find them all over Florida, and they actually grow across a good portion of the United States, so odds are there's a patch somewhere near you. Just make sure you're one hundred percent certain on your identification before you ever eat a wild mushroom, because chanterelles do have look-alikes.

Yaupon holly is the only caffeinated plant native to North America. It grows wild across the Southeast, an unassuming evergreen shrub that's been brewed into an energizing tea for centuries, long before coffee ever arrived here.
One warning: only the leaves are used. The bright red berries are toxic, so don't eat those.
A natural source of energy growing right in our backyard, and hardly anyone knows about it.

Found this at the antique store today. A mirrored glass tabletop square, pure 80s decor. Totally innocent, I'm sure. If these mirrors could talk, they'd have some stories. The kind of piece that screams Miami, pastel suits, and questionable decisions. They just don't make decor like this anymore. 😉

🏡 Room to breathe in Inverness, FL
This 3 bed, 2 bath ranch home sits on 0.61 acres in Hampton Woods with no HOA. The drive in takes you past small farms and open countryside, but you're still minutes from town.
The big updates are already done: roof replaced in 2023, A/C in 2019, plus a whole house water filtration system.
Inside you'll find a split floor plan, tile in the kitchen, dining area and baths, and a Florida room. The two car garage has been partially finished into a workspace, so it's ready for a hobby room, home office or workshop. There's also a 16x20 carport, a shed, and plenty of room for a pool.
For outdoor fans, Fort Cooper State Park and the Withlacoochee State Trail are right in the neighborhood. The trail runs 47 paved miles for biking, walking and skating. Downtown Inverness and Floral City are close by, and Crystal River's springs and manatees are a short drive away.

$Why is a builder in Citrus County paying $150 a year in property taxes while the rest of us pay thousands? Here's what I found. There's a builder in our county with 17 active permits. Many of these homes don't even have a certificate of occupancy yet, and they're being assessed as empty land, right around $150 to $250 a year. That part can happen legally, because a home that wasn't finished on January 1st gets taxed as land for that year. Here's where it stops making sense. I found a home that does have its certificate of occupancy, finished and being rented out, and people are living in it, and it's still being taxed at $150. That's not raw land anymore. That's a finished, income-producing house being taxed like an empty lot. I'm not sure if this is some kind of loophole, but it's not right to the rest of us taxpaying citizens. In Florida, property taxes fund our schools, the sheriff's office, fire and EMS, and our roads. Meanwhile these builders run heavy trucks and equipment up and down our roads all day, tearing up pavement full of potholes that never gets fixed, while paying a fraction of what everyone else pays. I contacted the county. I called the taxing authority, the property appraiser, and the building department, and left messages. Nobody could explain it to me. If you know a county official, or you'd like to know more about what I found, please contact me. I'll gladly hand over this information. I just want to understand how this is happening, and who's checking. . #CitrusCounty #CitrusCountyFL #Florida #FloridaRealEstate #floridaPropertyTax by @frankelyrealtor$

Here's how to make your own natural bug spray from the beautyberry plant, step by step. This is the same shrub you'll find growing wild all over Florida, and the leaves are a powerful natural mosquito repellent. In this video I show you exactly what the plant looks like, then I pack fresh leaves into a mason jar, use a small stick to push them down and pack them tight, and pour in enough rubbing alcohol to fully cover the leaves. Let that sit for about seven days, then strain off the liquid and pour it into a spray bottle. Here's a bonus tip: straight rubbing alcohol has a strong smell, so add a few drops of essential oil to your spray bottle to change the scent to whatever you like. Citronella and lemongrass are great picks since they're natural bug repellents themselves, or you can use lavender, eucalyptus, or peppermint if you just want it to smell fresh. Give it a shake and you've got a natural bug spray made from a plant growing right in your backyard. I'm Frank Ely, your local Realtor serving Citrus, Marion, Hernando, Lake, and Sumter Counties.

Passion fruit can be found growing wild all over Florida and the southeastern United States. The leaves are known as a natural sedative, and to extract the compounds they're dried and steeped as a tea, or soaked in alcohol to make a tincture. The flower is brewed into a tea traditionally used for asthma, prepared the same way by drying and steeping. And the roots are used as an anti-inflammatory, prepared as a decoction, meaning they're simmered in water for a longer period to release the compounds.
