The best offer isn’t always just the lowest price! Most buyers only ask one thing: “Will they lower the price?” I get it, but price is just one piece of the puzzle. Depending on the deal, you may be able to negotiate seller paid closing costs, repairs, rate buydown contributions, home warranties, and even the closing timeline. All of that can change what the deal actually looks like for you! A seller credit toward eligible closing costs or a rate buydown can sometimes do more for your monthly payment and your cash to close than a price reduction. That’s why I want to talk with you and your Realtor before the offer goes in, not after! Here’s how I look at it. Your Realtor and I work as a team. Together we’re going after the best version of the deal. Your Realtor goes to work on the negotiation, and I run the numbers on each option so we can see how it affects your financing and your monthly payment. Then you pick the one that works best for you! And with more homes on the market, you may feel less pressure to jump on the first one you see. That can change the conversation at the negotiating table. Thinking about buying in the next 6 to 12 months? You don’t have to wait for the “perfect” market. Let’s sit down, look at your numbers, and map out what buying could look like for you! Send me a DM or call me at (517) 672-9942. I’m happy to help! #mortgagebroker #firsttimehomebuyer #sellercredit #funditwithfrench by @funditwithfrench
Closing costs are due at the closing table, but nobody said they have to come from you... Over the last 2 months, the majority of my buyers got seller paid closing costs! Buyers have more room to negotiate right now than a lot of people realize! Here’s what that looks like. If you’re buying a $300,000 home with an FHA loan, the seller can cover up to $18,000 of your costs. Most likely your closing costs won’t be $18,000 on that purchase price, so you can do a couple of things with the rest: a permanent buydown on your interest rate, a seller paid temporary buydown (2/1 buydown), or roll in a home warranty. With where rates are right now, most buyers are choosing the permanent buydown! That said, the seller has to agree to it, so talk it through with your agent before you write the offer! Every deal and every seller is different. Not sure which one fits your situation? Send me a message and we’ll walk through it. #funditwithfrench #homebuyertips #closingcosts #sellerconcessions #firsttimehomebuyer by @funditwithfrench

Settle this for me. Cozy front porch or backyard fire pit?? If you bought a place this spring, I know you’ve been dreaming about one of these all summer. Fire pit crew, this is your season. Porch people, make your case in the comments. #louisville #thisorthat #homeownerlife #funditwithfrench by @funditwithfrench
Swipe through for the three phone calls I never get tired of making! Every one of them is a moment I get to share with a buyer and their Realtor, and none of them happen without a team that communicates and works toward the same finish line. That is the part of this job I will always cherish. Realtors, what is the call you love giving to your buyers the most? Can I use my 401(k) for a down payment? Yes, but how you pull it matters more than people think. There are two ways! A withdrawal, which usually means taxes and a penalty if you're under 59 and a half. Or a loan against your 401(k), which you pay back to yourself. A few things to know first! Your plan has its own rules, the funds have to be documented. Comment "401K" and I'll tell you how it could fit your situation. Or send me your plan details! Imagine a property tax bill for thousands of dollars showing up in your mailbox and you forgot to set money aside... No thanks!! That’s what your escrow account is for! Think of it like a piggy bank tied to your mortgage. A little of your payment goes in every month, and when taxes and insurance come due, the piggy bank pays them. No giant check and no panic. Heads up because If your taxes or insurance go up, your escrow goes up too, so your payment can change a little each year. Want to see your real monthly payment with all of this baked in? Send me a message and I’ll run it for you! #FundItWithFrench #MortgageTips #FirstTimeHomeBuyer #Escrow by @funditwithfrench
I’ve seen enough! Buying property is exciting, but some decisions still deserve a straight red card… Taking buying advice from someone who hasn’t bought a house since 2003. Almost every one of these is a math problem, and math problems get solved before you write the offer, not after! It’s not about timing the market. It’s about time in the market. Which one of these have you seen the most? Or been guilty of?? #FundItWithFrench #RealEstateInvesting #RentalProperty #FirstTimeHomeBuyer by @funditwithfrench
Rate lock protects you one direction. Market goes up after you lock, you’re covered. That’s the whole job of a lock! But that doesn’t have to be the end of it, and this is where being a broker matters. Had a file locked, market got better after we submitted, so we moved the loan to a different lender and got the buyer a lower interest rate than what he was locked at. Doesn’t work on every file and it isn’t automatic. But if nobody is watching the market after you lock, it never happens at all. Got a buyer under contract wondering if they’re stuck? Have them call me. #mortgagetips #ratelock #homebuying #realestate by @funditwithfrench
⭐️⭐️⭐️⭐️⭐️ What an amazing review from a first time investor: “Coached us through the entire process.” That word is the whole job! Nobody needs a lender who pushes paperwork around, they need someone telling them what happens next before they have to ask. Same reason the line about collaborating with everybody involved is in there. Agents should not have to chase me for a status update either!!! This isn’t out of the normal for us, this is the standard. Agents, if that is the lender you want for your next buyer, come find me!! #funditwithfrench #mortgagebroker #realtorsofinstagram #investor by @funditwithfrench
Equity is the part of homeownership nobody really explains at the closing table! Some of it you control. What you put down, whether you throw a little extra at the principal, what you fix up. The rest is just time doing its thing while you make the same payment every month! Six ways it happens. Which one do you think actually moves the needle most? #homeequity #firsttimehomebuyer #realtorreferral #funditwithfrench by @funditwithfrench
⭐️⭐️⭐️⭐️⭐️ First time buyers need the most patience and the most explaining, because there’s a lot coming at you at once. Caylyn asked good questions the whole way and it made my job easy! What’s the one thing you wish every first time buyer knew before they started looking? #firsttimehomebuyer #michiganrealtor #loanofficer #funditwithfrench by @funditwithfrench
