🚨 BREAKING NEWS… that isn’t actually new.

Zillow is making headlines for offering $0 down payment loans — they cover the 3.5% FHA down payment, charge 0% interest on it, and forgive it after 5 years.

Sounds great. Here’s what the headline leaves out:

✕ You only get forgiveness after 5 YEARS in the home
✕ You need ~640+ credit to qualify
✕ You still pay your own closing costs
✕ One lender. One program. Their rules.

Meanwhile, mortgage brokers have had access to $0-down programs like this for years — and many of them are LESS restrictive: lower credit score options, and plenty with no 5-year wait before you can refinance or sell.

One company gives you one option. A broker shops the whole market for the one that fits you.

Before you click “apply” on a website, talk to a local broker first. Same $0 down. More options. Fewer strings.

DM me “GUIDE” and I’ll show you what you actually qualify for. 👇

Making six figures doesn’t automatically mean you can buy a million-dollar house. 👀

Here’s what different household incomes could support with 5% down:

💰 $88,000/year → ~$400,000 home
💰 $141,000/year → ~$650,000 home
💰 $194,000/year → ~$900,000 home
💰 $257,000/year → ~$1.2 million home
💰 $320,000/year → ~$1.5 million home

But there’s a BIG assumption here: NO other monthly debt payments.

That truck payment, student loan, and credit card minimum all take a bite out of your buying power—even if your income looks great on paper.

Buying with someone? These numbers represent combined qualifying HOUSEHOLD income, so you don’t necessarily need to earn it all yourself.

And qualifying for a payment doesn’t mean you’ll enjoy making it. Leave room for vacations, kids, golf, and everything else that makes life worth living. ⛳️

Your homebuying number should start with your actual budget.

DM me “BUY” and let’s work through your income, debts, and down payment to see what your numbers look like.

Save this for your next “Can we actually buy?” conversation. 🏡

Illustrative calculations assume a 30-year fixed loan at 7.5% interest, 5% down, 43% total debt-to-income ratio, and no other debts. Income is before taxes. Payments include estimated annual property taxes of 0.60% of purchase price, $150/month homeowners insurance, and annual PMI of 0.50% of the initial loan amount. No HOA. Income figures are rounded. Actual taxes, insurance, PMI, and eligibility vary. Higher loan amounts may require jumbo financing; the assumed down payment, rate, and mortgage insurance may not be available. Down payment and closing costs are additional upfront expenses. Educational examples only—not a rate quote or loan approval.

A long drive earns bragging rights. A mortgage that fits your life earns peace of mind.

The rate matters. So do closing costs, cash to close, and how much room you have in your budget afterward.

It’s important to look at the whole picture before you take a swing. ⛳🏡 by @gavinguthrie_collective

Who’s to blame here? 👇

The Fed meets tomorrow and they’re deciding how tough your life gets — raise, hold, or cut.

Here’s the part that should make you mad: the Fed is in a spot where they feel like they HAVE to punish the average American. You’re getting squeezed at the grocery store, at the gas pump, everywhere — because they’re worried that if they lower borrowing costs, corporate America goes on a spending spree and inflation gets worse.

So regular families feel the pain so corporations don’t.

Who’s to blame? The Fed? Trump? Biden? Corporate America? Tell me in the comments.

Part 2.

The update nobody asked the homeowners about: Lennar’s own spinoff, Millrose, has been buying up homes inside regular Lennar communities — not built-to-rent neighborhoods, regular ones — and converting them into rentals.

You bought into a neighborhood of homeowners. Nobody told you the builder’s own company would start moving in renters and propping up prices while doing it.

Per Hunterbrook’s reporting, Millrose bought roughly $200M of Lennar homes in about a month. Did they defraud anyone? I don’t know. But is it fair to the families who already bought there?

If you owned a home in one of these communities, how would you feel about this? 👇

POV: you’re watching a mortgage deal get saved in real time 👀

8 seconds. Two guys walking. One conversation that kept this buyer in the game.

Deals don’t die on rates, they die on strategy. This is what the work actually looks like.

Major home builder is under scrutiny for self dealing while you’re sacrificing to scrape together a down payment.

And the timing should make you angry enough to ask questions.

According to Hunterbrook’s reporting, Millrose Properties bought roughly $200 MILLION in homes from Lennar in about a month.

At least 356 purchases reportedly happened in the final week of Lennar’s fiscal quarter.

Lennar beat the bottom of its home-delivery forecast by 340 homes.

That deserves more than a shrug.

The report raises questions about the transactions, the prices paid, and whether the rental income justified those purchases. A lawsuit against Millrose alleges investors were misled.

These are allegations, not proven fraud. Hunterbrook’s affiliated investment firm also disclosed positions that benefit if the stocks fall.

But here’s what gets me:

Families are stretching their budgets, draining savings, and being told, “That’s just what homes cost now.”

They deserve transparency about the transactions being used to support those prices.

Who bought the house next door? What concessions did they receive? Was that sale actually comparable to the deal you’re being offered?

This story doesn’t prove your home is overpriced. But “just trust the numbers” is a pretty lousy answer when YOUR family is taking on the payment.

If the sales are legitimate and the economics make sense, explain them.

Buyers and investors deserve answers.

Would you trust that comparable sale the same way if you knew the buyer was the builder’s own spinoff?

Entrepreneurship is all about staying focused, managing your time, and prioritizing what matters most.

Anyway… my wife would be shocked to learn I actually have VERY strong opinions about paint colors. Apparently, it just has to be on a C10. 😂🛻
