Huge shoutout to the ladies of the Gillespie Group! Just ranked within the top 25 Teams in all of Wilmington and the surrounding areas and voted the Best Of Wilmington! 🎉 This past year we have leveled 👏🏻 up👏🏻 And by leveling up I mean we sold more homes than ever before, we saved our clients the most money, we had more inbound phone calls/dms/texts asking for our services than ever, every single agent grew their business and sharpened their skills and collectively we’ve added over 100 5 star ⭐️ reviews to our portfolios of business. Shoutout to Ms @alyybleau for literally doubling her business this year and selling $7million in real estate while being a mom/home schooler, hosting and volunteering at dozens of local community events and managing to squeeze in a trip of a lifetime with her family. You go Aly🩷 Serious honorable mention to @saradarbyrealestate for absolutely crushing her sales goals, selling more homes than ever before (seriously idk how you handle that many contracts at once but you’re smooth) and selling $18.4million in a single year… like wow you have got some serious skills lady. Three cheers for our sourdough slinging girl @brittney.roseberry for almost doubling her business this year and selling almost $9million🤯 in sales while being a brand new mom and starting a new hobby that’s practically like keeping a pet alive. All while managing 4 short term rentals at the beach 👏🏻 you go Glen coco! And last but not least, our fearless leader @wilmingtonncbroker tapped out at just shy of $20million in sales, also while being a new mom, managing rental properties (both short and long) and running and managing the team+business. Also ranking within the Top 50 agents in the county. Thank you for every single referral, DM, supportive comment and kind words because without this community both locally in Wilmington AND right here on the gram, we wouldn’t be surpassing our goals and soaring to new limits. We pride ourselves on excellent service, transparent communication, modern/high level marketing and being a full service, one stop shop team who will literally bend over backwards for our clients. We got you 👏🏻 by @gillespiegroup

6 weeks postpartum and finding my groove again. No better way to do that than a hot mom walk 🤷🏼‍♀️ One of my favorite things about living on Carolina Beach is how walkable so much of the island is. So I figured while I’m getting my miles in, I’d take you along and share some of my favorite pockets of town! Even though Carolina Beach is a small island, there are so many different areas with their own feel, and these three are always some of my favorites to walk through. ☀️Wilmington Beach - the stretch between Alabama & Tennessee Ave. No HOA, a great mix of full time residents and vacation homes, and public beach access at the end of every street. ☀️Seagrove - tucked away in the back of Wilmington Beach, this is one of the prettiest neighborhoods on the island, in my opinion! Think colorful Charleston style homes, palm tree lined streets, and million dollar price tags. ☀️ Carolina Sands- if you’re looking for that true neighborhood feel on the island, this is always one I recommend! No short term rentals, a community pool, clubhouse, tennis courts, and private beach access. Plus, the neighborhood really knows how to do Halloween! #carolinabeachnc #carolinabeach by @gillespiegroup
If I were buying an Airbnb in Carolina Beach today, here’s exactly what I’d do. 👇 (Save this one, and send it to the friend who keeps saying “we should buy a beach house.”) I help investors buy and set up short-term rentals here at Carolina Beach, and I see the same thing over and over. The properties that book best aren’t always the biggest or the closest to the sand. They’re the ones that were set up with intention. So I took 320 Goldsboro and walked through how I’d set it up if it were mine. 1. Start with the numbers. Projected revenue for this home comes in around $55.1K a year at 56% occupancy. Comparable rentals nearby range from about $30K to over $65K. The gap between the bottom and the top of that range is mostly setup, design and management, not location. 2. Furnish for the number of people you advertise. If your listing says it sleeps 8, your living room and dining table need to seat 8. Guests notice when they don’t, and it shows up in your reviews. 4. Be careful with bunk beds. If you add them, make them sturdy (custom built is ideal) and go as large as you can. Otherwise, two separate beds are usually the better choice. Adults don’t want to sleep in bunks, so a bunk room can quietly shrink your renter pool. 5. Treat the outdoor space as part of the house. People come to the beach for the beach, but also for warm evenings outside. A fire pit, a grill station, string lights and yard games can be the reason a guest books yours over the listing next door. Why 320 Goldsboro? It’s new construction, a short walk to the beach, with a fenced yard ready for an outdoor living setup and a layout that works for groups. That’s a strong starting point for a short-term rental. 💬 Comment “AIRBNB” and I’ll send you the full breakdown on this property, including the revenue projections and my setup checklist. 📲 Share this with someone who’s been dreaming about a beach investment, or with your Airbnb-hosting friend who could use the tips. Whether you’re buying your first rental or adding to your portfolio, I’d love to help you find one that works as hard as you do. 🌊 Danielle Gillespie Gillespie Group Carolina one Properties by @gillespiegroup
Wondering what really sets Kure Beach apart from Carolina Beach? 🏖️🌊 Here's the key difference I like to share with people. Kure Beach can feel a little more residential, with a good mix of homes of all different types. You'll find single family homes, some beach bungalows, and some larger new construction. Carolina Beach is a little more lively and very active. We have our boardwalk, which has an amusement park every summer. There are fireworks and concerts every week, with tons of events going on. Both towns have their own feel, and knowing the difference helps you find the one that fits how you want to spend your time on the island. I am not just your agent on Pleasure Island. I am your neighbor. And I would love to help you find your place in this community. 📲 📲 910.620.4380 | Danielle Gillespie | Gillespie Group Real Estate | A Carolina One Company | Danielle@GillespieGroupRealEstate.com | @wilmingtonncbroker #KureBeach #CarolinaBeach #PleasureIsland #WilmingtonNC #IslandLife #BeachTown #CoastalLiving #DanielleGillespieRealEstate #MoveWithConfidence #NCCoast by @gillespiegroup
Airbnb hosts, more changes are coming 👀 🧽For bookings made on or after Nov 20, hosts can’t require guests to wash dishes, strip beds or haul trash out at checkout. 📱 Starting Oct 30, temporary phone numbers replace real phone numbers for guests and hosts, and they expire 2 days after checkout. 💸 All this comes after a full year of hosts covering about 15% in fees. As a short-term rental owner, I’m watching how this plays out…. In my opinion, these changes are benefiting guests over hosts and it’s making it harder and harder for hosts to be profitable, have consistent quality, cleaners, and stay competitive. This is important for anyone who’s considering investing in a STR to monitor these changes. As a guest, this is a nice change as some hosts definitely do require a very lengthy checkout cleaning list. For me, my list has always been simple. Treat our home with kindness and respect as you would treat your own and put your dishes in the dishwasher before you leave. I personally don’t ask my guest to strip beds, do laundry or clean before they leave and for the most part I’ve always had amazing guests and am grateful for that! But some of my friends and colleagues have different stories. Hosts, how are you adjusting to these changes!? Thinking about buying a coastal STR? Let’s run the numbers! …….….………………….…………………… Danielle Gillespie | Realtor @gillespiegroup Carolina One Properties Wilmington, NC + Carolina Beach Danielle@gillepsiegrouprealestate.com Www.gillespiegrouprealestate.com by @gillespiegroup
Ever wonder what a full time agent's week actually looks like? No two days are the same, and that's exactly why I love this job. 🏡📅 Here's a peek behind the scenes at how my week usually flows. Mondays start with our team meeting. It's my favorite way to kick off the week and get everyone on the same page. Mornings are for being out and about. Errands, showings, and getting around town all happen while I have child care. Early afternoons are computer time. That means lead gen, answering emails, working through due diligence, and handling repair requests. Evenings go to showings or time with my family, depending on what the week needs. Every week looks a little different, and that variety keeps me on my toes for my clients. If you're thinking about buying or selling in Wilmington and want an agent who's in it full time, let us talk it through. 📲 302.535.7450 | Brittney Roseberry | Gillespie Group Real Estate | A Carolina One Company | Brittney@GillespieGroupRealEstate.com #WilmingtonNC #RealtorLife #BehindTheScenes #WilmingtonRealEstate #DayInTheLife #BrittneyRoseberryRealEstate #MoveWithConfidence #NCCoast YouTube title: What a Full Time Real Estate Agent's Week Really Looks Like | Wilmington NC by @gillespiegroup
We’ve all been there. 🥱 🔖 SAVE this for your next last-minute dinner. POV: it’s 6PM, you’re exhausted and cooking just isn’t happening but you still want something that feels a little healthier and not like a total throwaway meal. As a busy real estate agent and former personal trainer, I’m always on the go so when I want something elevated but still light and fresh, these are my local go-to spots. Plus, there are options like @cleaneatzwilmington @saltandcharm and @loveys.market that have pre-made meals if you’re wanting something delicious and easy! If you are looking for an underrated pocket of Wilmington, here is the one I keep coming back to. Midtown, right by the college. 🏡📈 In my opinion, it is one of the most overlooked areas in town right now, and I have seen it firsthand. Here is why it matters. My husband and I invested in property near campus ourselves. It has been one of the best decisions we have ever made. Prices in Midtown right now, in my view, are not reflecting the value this area offers. The investment opportunity near campus is still there for buyers who know where to look. If you have been curious about investing in Wilmington and want a local perspective on Midtown, let us talk it through. 📲 910.520.8768 | Sara Darby | Gillespie Group Real Estate | A Carolina One Company | Sara@GillespieGroupRealEstate.com #WilmingtonNC #MidtownWilmington #WilmingtonInvestment #WilmingtonRealEstate #SaraDarbyRealEstate #GillespieGroup #MoveWithConfidence #NCCoast by @gillespiegroup
