🚨 FLORIDA AMENDMENT 3 PASSED! 🏡🌴 What happens now?

Big property tax changes are coming to Florida, and whether you’re a homeowner, future buyer, snowbird, or investor, here’s what you need to know! 👇

✅ 2027: Qualifying homeowners may receive up to a $150,000 homestead exemption on non-school property taxes.

✅ 2028: That exemption increases to $250,000 for eligible homeowners!

✅ Second Homes & Investment Properties: The annual assessed-value increase cap drops from 10% to 5%.

⚠️ PLANNING TO MOVE TO FLORIDA? This is important! December 31, 2026, is a critical residency cutoff. New Florida residents beginning in 2027 generally face a five-year eligibility period before receiving the expanded exemption.

📲 SWIPE LEFT to see what Amendment 3 means for you and how to prepare!

📍 From Sarasota and Punta Gorda to Cape Coral, Fort Myers, and Naples, these changes could impact your future real estate decisions across Southwest Florida!

💬 We want to hear from YOU! Will these property tax changes influence your decision to buy or relocate to Florida? Let us know below! 👇

🌴🏡 MARKET MONDAY | SOUTHWEST FLORIDA HOUSING MARKET RECAP — OCTOBER 2026

📊 Is Southwest Florida's real estate market heating up again as we head into snowbird season?
The latest housing market data reveals some interesting trends across Lee, Collier, Charlotte, and Sarasota counties!

Here's how each market performed in the latest officially released monthly report:
📍 LEE COUNTY | Cape Coral, Fort Myers, Estero & Bonita Springs
🏡 Median Home Price: $375,500
📈 Year-over-Year: +0.1%
🔑 Closed Sales: 1,116

📍 COLLIER COUNTY | Naples & Marco Island
🏡 Median Home Price: $785,000
📈 Year-over-Year: +1.6%
🔑 Closed Sales: 365

📍 CHARLOTTE COUNTY | Punta Gorda & Port Charlotte
🏡 Median Home Price: $344,000
📈 Year-over-Year: +4.2%
🔑 Closed Sales: 430

📍 SARASOTA COUNTY | Sarasota, Venice & North Port
🏡 Median Home Price: $485,000
📈 Year-over-Year: +7.8%
🔑 Closed Sales: 681

👀 HERE'S WHAT CAUGHT OUR ATTENTION!
✅ All four counties recorded higher median single-family sale prices compared to the same month last year.
✅ Sarasota County led the group in year-over-year median price growth.
✅ Late-October MLS activity showed new listings outpacing homes going under contract in the reporting region.

🌅 WHAT DOES THIS MEAN FOR BUYERS & SELLERS?
BUYERS: Opportunities still exist, especially when it comes to negotiating on homes that have been sitting on the market.
SELLERS: Pricing, presentation, and exposure are essential as we head into Southwest Florida's busy winter season.

💬 Our takeaway: The market isn't moving in one direction everywhere. What's happening in Cape Coral can look very different from Naples, Punta Gorda, or Sarasota!
Thinking about buying, selling, or relocating to Southwest Florida? Let's discuss what's happening in YOUR specific neighborhood!
