What if your home loan could slowly turn into an investment portfolio, without borrowing a dollar more?

Debt recycling swaps non-deductible home debt for tax-deductible investment debt, one step at a time. In our example, a $600K home loan with $50K a year of surplus cash flow, at a 37% tax rate, could be fully recycled in about 10 years.

It isn't for everyone. It works best with reliable surplus income, a higher tax bracket and a 5+ year horizon. The loan structure has to be right from day one.

FY2026, in numbers. And the bigger picture too. 📊🧱

One financial year. One growing team. Here's what it looked like on our end:

🤝 168 clients helped find the right lending structure
💰 $102,033,083 settled for our clients this year
👥 A team of 5 — and growing

Zoom out to 2023, when we first opened our doors, and the picture gets even bigger:

🤝 334 clients helped, cumulatively
💰 $218,612,083 settled since inception
⭐ 96 five-star Google reviews (thank you, truly)
👥 From a team of 2 to a team of 5

Every one of these numbers is a client who got into their first home, recycled their debt into a wealth-building strategy, or grew their investment portfolio. That's the part we never get tired of.

We started Greystone Finance to do lending differently — more strategy, less sales pitch. Three years in, the numbers say it's working, but the trust our clients keep putting in us is what actually keeps us going.

Here's to building the next chapter with you. 🥂

Are you paying a “loyalty tax” on your home loan?
Sticking with the same lender for years doesn’t always mean you’re getting the most competitive deal.
Your interest rate, property value, loan balance and financial position may have changed since you first took out your mortgage. A quick review could help you understand whether your current loan still suits your needs.
You don’t necessarily need to switch lenders - but it’s worth knowing what options are available.
⭐ And as one Greystone client shared, the team was “great and very across all aspects” of their first home purchase.

Pre-approval doesn’t mean guaranteed approval. 🏡

A pre-approval can give you an indication of your potential borrowing capacity and help you shop with more confidence.

But once you find a property, the lender still needs to assess the specific property and any remaining conditions before providing full approval.

Understanding the difference can help you make offers with greater clarity and avoid unexpected surprises.

Thinking about buying? Let Greystone Finance help you navigate the journey from pre-approval to settlement.

Could your home loan be working harder for you? 🏡

Your mortgage may have suited you when you first took it out - but your rate, equity, income, debts, or financial goals may have changed since then.

It could be worth reviewing your loan if:
✔️ Your rate is no longer competitive
✔️ You’ve built more equity
✔️ Your financial position has changed
✔️ Your current loan structure no longer suits you
✔️ You’re planning your next property move

A refinance isn’t right for everyone, but a review can help you understand what options may be available today.

Talk to Greystone Finance and see if your current loan still fits your plans.

Looking at commercial finance options? 🏢

Traditional business financials aren’t always the only way lenders assess a commercial property loan.

Lease Doc lending may allow rental income from an established commercial lease to play a role in demonstrating serviceability-depending on the lender and your circumstances.

It could be worth exploring for commercial property owners, investors, and self-employed borrowers with more complex financials.

Every lender has different criteria, so the right structure can make a meaningful difference.

📩 Speak with the Greystone Commercial team to explore whether Lease Doc lending could be an option for you.

Bank or mortgage broker?

Going directly to your bank means working with one lender. A mortgage broker can help you compare options across their available lender panel.

Different lenders can have different policies, rates and loan features - so the right option isn’t always the same for everyone.

At Greystone Finance, we help you understand your options and choose a loan structure that fits your goals.

More options. More clarity. Let’s talk.

Debt recycling is a strategy that gradually converts non-deductible home loan debt into tax-deductible investment debt over time. By redirecting surplus cash flow and restructuring debt correctly, you can potentially accelerate wealth creation while reducing the amount of non-deductible debt you carry.

For example, a homeowner with a $600,000 mortgage and $50,000 in annual surplus cash flow could potentially recycle their debt over a 10-year period, assuming a marginal tax rate of 37%.

It's not a strategy for everyone. Debt recycling generally suits borrowers with consistent surplus income, a longer-term investment horizon, and the discipline to stay invested through market cycles. Just as importantly, the loan structure needs to be set up correctly from the beginning to ensure the strategy works as intended.

If you'd like to see whether debt recycling could work for you, book a strategy session and we'll run through the numbers alongside your accountant to determine if it's the right fit for your circumstances.

Thinking about buying a property? 🏡🔑

Don’t wait until you find the perfect home to start thinking about your finance.

Understanding your borrowing capacity, available deposit, realistic budget and potential purchase costs before you start searching can help you buy with greater clarity and confidence.

A pre-approval can also help you understand your position before making offers and identify potential issues early in the process.

The right property can appear when you least expect it-so being financially prepared can make all the difference.
