Most buyers are surprised by at least one cost before closing. Iqra and I put the five costs to ask about, plus the insurance step that can change affordability, into one sheet for Nesconset, St James, Smithtown, Kings Park, Commack, and Hauppauge.

Comment COSTS and we will send you the version for your town and price range, with your monthly picture in one place.

Estimate only. Your lender and insurer give your exact figures.

Buying on Long Island? Your appraisal just changed.

As of November 2, 2026, most new conventional appraisals sent to Fannie Mae and Freddie Mac use a new standard, UAD 3.6: one redesigned report built on data instead of long write ups. The National Association of Mortgage Brokers calls it the biggest appraisal change in more than 15 years.

Under contract? Ask your lender: is my appraisal on the new form, and does it change my closing date? FHA and VA loans are not part of this change yet.

A bronze bull still stands watch at Smithtown's busiest fork.

Richard Smith, known to many as Bull Smith, left his name across town centuries ago. Legend says a Montauk chief offered him all the land he could circle on a bull in one day, with a stop still remembered as Bread and Cheese Hollow. Historians trace the real deed to his friend Lion Gardiner, but the bull story never let go. In 1941 the town placed the statue near Route 25 and 25A, a bull later named through a student contest, as wgpfoundation.org tells it.
