Getting your offer accepted is exciting, but that’s only the beginning! Here’s what happens behind the scenes once a seller accepts your offer. First, earnest money is deposited according to the contract. Then the due diligence period begins, giving the buyer an opportunity to inspect the property and evaluate whether they want to move forward. Next, the lender works through the appraisal and underwriting process while the closing attorney handles title work and prepares the transaction for closing. Before you know it, we’re completing the final walkthrough, signing documents, and handing over the keys. One thing I always tell buyers: Getting under contract and getting to the closing table are two different things. That’s why having an agent who understands the process matters. Save this for when you’re ready to buy your next home. by @jefferson__chandler
A beautiful house can catch your attention 👀 , but 🚨 that doesn’t automatically make it the right house. When I’m touring a property with a buyer, I’m looking beyond the countertops, flooring, and fresh paint. I’m paying attention to signs of water damage, the condition of major systems, and how functional the layout actually is. Because the goal isn’t just to help you find a house you love. It’s to help you make an informed decision about one of the biggest purchases you’ll make. Pretty is nice. Practical is important. Understanding what you’re buying is everything. by @jefferson__chandler
Let’s play GARBAGE 🗑️, GOOD 👍🏽 , or GOATED 🐐 If you were upgrading your home, how would you rank a waterfall countertop, pot filler, and walk-in pantry? What about an open floor plan, dedicated home office, or walk in closet? Are smart thermostats, smart locks, and automated lighting worth the hype? And when it comes to flooring, are you choosing hardwood, luxury vinyl plank, or carpet? I’m curious to see where you stand. What’s GARBAGE, what’s GOOD, and what’s absolutely GOATED? Drop your rankings in the comments. Let’s see if we agree! by @jefferson__chandler
Nothing like it 🙏🏽😎 One transaction. Two sides of the table. When you represent the seller AND find the buyer, you’re doing more than putting a property on the market you’re creating the opportunity for the right buyer to call it home. Strategic marketing. Strong relationships. Negotiation that keeps the client’s interests at the center. That’s the value of having an agent who knows how to work both sides of the deal. by @jefferson__chandler

All the time 🤔? by @jefferson__chandler
Your home isn’t selling? Before you drop the price, look at these 3 things: 1. Pricing — Is your home competitive with similar properties? 2. Presentation — Does your home make a strong first impression? 3. Marketing — Is your listing reaching the right buyers? Sometimes the problem isn’t the house. It’s how the house is positioned in the market. The right strategy starts with the data, not guesswork. Thinking about selling in Atlanta? Let’s make sure your home is positioned to compete. by @jefferson__chandler

Sellers, here’s a mistake that could cost you thousands: overpricing your home because of what you NEED to make. I understand it. You have a mortgage to pay off, memories in the home, and plans for what comes next. But buyers don’t determine your home’s value based on your financial goals. They compare it to similar homes, condition, location, and what else they can buy for the same price. Here’s what overpricing can lead to: 🏡 Fewer showings in the beginning ⏳ More days on the market 💰 Price adjustments later 📉 Buyers wondering what’s wrong with the property Your asking price is a marketing strategy, not a wish. The goal is to position your home where the right buyers see the value and feel motivated to act. Before you list, make sure your pricing strategy is based on market data not just what you hope to walk away with. by @jefferson__chandler
