SAVE THIS for whenever you are planning your beach trip or looking for a few new local spots to try out if you’ve never been!

The best part about the Jersey Shore? It can be whatever you want it to be.

For some people, it’s fist pumps, frozen drinks, loud bars, and fuzzy memories.

For others, it’s sunrise coffee, beach walks, farmers markets, brunch with friends, reading a book in the sand, and being home before 9 PM.

That’s what makes this place so special.

I recently answered some of the questions I get asked most often about the Jersey Shore; best beaches, restaurants, brunch spots, coffee shops, nightlife, and more. Just know that these recommendations are based on my personal version of the Shore.

I don’t drink, so my restaurant picks are all about the food. I gravitate toward cozy coffee shops, quiet beaches, family-friendly spots, local businesses, and places where you can actually hear the person sitting across from you.

The Shore means something different to everyone, and that’s exactly why so many people fall in love with it.

What does your perfect Jersey Shore day look like? ☕️🏖️

Comment “SPRING” below and I’ll send you my full Jersey Shore Spring Guide with local favorites, hidden gems, events, coffee shops, restaurants, and things to do this season.

Think upgrading from your starter home is out of reach? It may be easier than you think. 🏡

If you bought your home 2+ years ago, there’s a good chance you’ve built more equity than you realize. With inventory still low and buyer demand remaining strong in our area, now could be the perfect time to explore your options.

The first step? Let’s determine what your home could realistically sell for, then get you pre-approved so you know exactly what your monthly payment would look like at your next price point. You might be surprised by what’s possible.

Worried about selling before you find your next home? A use and occupancy agreement (different from a regular lease agreement) may allow you to sell your current home and stay in it or “rent” it back from the buyer for a short time, giving you the flexibility to shop for your next home without a home sale contingency.

Every situation is different, but it all starts with a conversation. Let’s map out your options and see if your forever home is closer than you think. ✨

Comment “UPGRADE” below and we’ll chat through your options specific to your circumstance!

🌊SAVE THIS for whenever you’re ready!!🌊

If I wanted to buy a house at the shore in the next 12–18 months, there are a few things I would start doing TODAY that could absolutely help improve my savings, credit score, buying power, and even future interest rate.

Here are the top 6 things I would do if I planned on buying a home within the next year and a half:

6️⃣ Open a CD or high-yield savings account
One of the easiest ways to maximize your money is by letting it sit and work for itself while you prepare to buy.

5️⃣ Talk to a lender NOW
Even if you’re not ready yet, speaking to a lender early can help you understand what you may qualify for today and what steps you can take over the next year to improve your approval odds, interest rate, and overall buying power. Also, it’s totally free.

4️⃣ Create your “must-have” list
Make a list of:
• Must haves
• Nice-to-haves
• Absolute deal breakers

I’d also start driving through neighborhoods to get a feel for areas, taxes, commute times, flood zones, school systems, and overall vibe.

3️⃣ Figure out your comfort payment
A simple starting point:
Annual salary (before taxes) ÷ 12 × 25%

This can help give you a rough idea of a monthly payment range that may feel comfortable for you financially.

2️⃣ Pay down credit cards
If possible, I’d focus on lowering credit card balances and overall credit usage. This can help improve your credit score which can directly impact your future interest rate.

1️⃣ Talk to a LOCAL realtor now
A local realtor can help educate you on things like taxes, flood zones, grants, first-time buyer programs, and which towns may fit your goals and budget best before you ever start seriously shopping.

The best buyers are usually the ones who prepared BEFORE they were ready. 👏

A little late to the Q3 recap, but I was busy squeezing every last beach day out of it. 🤷🏻‍♀️🌊 I found this one sitting in my drafts from early October and forgot to post it but I worked a while on it so, better late than never!

July through September looked like family barbecues, fireworks, board games, and as much time in the ocean as I could fit between appointments.

There were farmers market weekends in Brick, flowers and fresh goodies from local farm shops, and enough lattes from Noon in Bay Head that we’re officially on a first-name basis with almost everyone who walks through the front door. ☕️

I finally checked learning stained glass off my bucket list thanks to @thecoolprojectglass , and “a fun class to try” very quickly became my entire personality. 😂 I’m also still recruiting everyone for next year’s @luckydogsurf Foamboard Faceoff in Sea Bright.

In between all of that? Showings, inspections, and coffee dates with new clients, talking through what their next chapter at the Shore could look like. 🏡

Looking back, I’m grateful for a busy business and all the little moments close to home that made these months so good. This is exactly why I love living here, and getting to help other people find their place here makes it even better. 🤍

And there’s still plenty to enjoy this fall! Comment FALL and I’ll send you my free 2026 Jersey Shore Fall Guide with local outings, seasonal favorites, and things to add to your calendar. 🍂

An eight-minute drive to the beach and 70-degree Octobers… this is exactly why I live here. 🌊☀️

One of my favorite things about living at the Jersey Shore is that it feels like I’ve extended my summers by two whole months.

Everybody leaves after Labor Day like the good weather is over, and meanwhile, some of my favorite beach days haven’t even happened yet.

Honestly, September and October are the months I WANT to be outside the most. The weather is comfortable, the beaches quiet down, the water is still that beautiful, clear, deep blue, and the evening light gets extra golden. October sunsets? In my opinion, the best ones we get.

I’ve always said my ideal weather is shorts, flip-flops, and a hoodie. And that pretty much sums up October here. 🤍

Yesterday, I took my afternoon walk in flip-flops and a tank top. Today, on HALLOWEEN, I ran errands in a T-shirt and couldn’t stop saying to myself, “What a beautiful day.”

Fall seems to settle in faster the farther north you go, but down here, some days it feels like we’re living in our own little beach bubble. Thank you, ocean. 🫶🏼

So if you’ve already packed away the idea of a beach day until next summer, consider this your reminder: you can still take your shoes off, walk by the water, and soak up a really beautiful afternoon in October.

And if you’re looking for more ways to enjoy the shore this season, comment FALL and I’ll send you my local fall guide! 🍂

Did I get these Halloween movies pretty close? 👻🎃.

Every Jersey Shore town has its own personality, and that’s one of my favorite things about living here. You can drive ten minutes and go from perfectly manicured lawns and coordinated porch pumpkins to a year-round skeleton that everyone just accepts as part of the neighborhood.

Historic homes, mysterious attic noises, neighbors who know your business before you do… we really do have all the ingredients for a Halloween classic. 🍂🏡

Swipe through and tell me: did I get your town right?

Tag someone who needs to defend their hometown, and tell me which Jersey Shore towns deserve a part 2. Nobody is safe. 👀

And if you want more fun things to do around the Jersey Shore before fall is over, I’ve got you!

I grew up in North Jersey, so please know I’m saying this lovingly. No shade to my roots, but the Jersey Shore is always going to win in my book. 😉🌊

Being able to take your pup on an empty beach walk in the middle of October, when it’s still beautiful out and the water is crystal clear? That will never get old. 🐾

Down here, the change of seasons is also a change of pace. The crowds thin out, you get your favorite spots back, and suddenly a random weekday feels like the vacation everyone else spent all summer planning.

The grocery stores are calmer. The roads feel less congested once summer clears out. And you can still commute to the city, then come home to a completely different pace.

And before you say, “But the FOOD in North Jersey…”

I know! You may have more options, but I will absolutely defend the quality of what we have down here. As more people make the Shore their full-time home, we’re seeing new restaurants, more cuisines, and even more reasons to go out for dinner.

Plus, waterfront dining. A really good meal just hits differently when you’re watching the boats go by.

So don’t get me wrong, I loved my childhood growing up in North Jersey. But this chapter, with the ocean air, slower offseason mornings, and beach walks with Riley? This is pretty hard to beat, and I’m definitely not going anywhere else anytime soon.

Thinking about making the Shore your full-time home? Comment MOVE and I’ll send you my 30 second new client consult form, and helpful details to get you started.

Forget ghosts. Living at the Jersey shore, we all know exactly what the real horror stories are.

Have you ever hung up from a work call, jumped in the car to get to the inlet, and just before you get there, the Glimmerglass bridge lights turn red? SPOOKY 👻 like do I go around or wait it out? No answer wins.

At this point, I’d probably take my chances with the haunted house.

What’s the most terrifyingly accurate Jersey Shore jump scare for you?

I’m Julie, a real estate agent here at the Jersey Shore, and I love sharing the oddly specific things that only make sense when you live here.

I will ALWAYS be the biggest champion of Prime 13 in Point Pleasant, and their Wednesday night Girl Dinner special just gave me one more reason to love them 😍

We went for a girls’ night to try it out and it did NOT disappoint. There was legitimately SO much food that we had plenty to take home!

We ordered Girl Dinner for two and started with a bottle of NA rosé, which they have available for purchase 🍷 Prime 13 is also BYO, so if you want wine with your steak, make sure to bring a bottle!

First up was the crispy Caesar salad and skinny frites with the most delicious truffle aioli. Then came a platter of crispy, flavorful fried chicken cutlets and chimichurri skirt steak that melted in my mouth 🤤

And the giant bowl of spicy rigatoni?! Speaking as a girl raised on Italian food, it was one of the BEST spicy rigs I’ve ever had. My husband even rated the leftovers a 10/10 after reheating them the next day 😂

Dessert is an optional add-on, so we all split the flourless chocolate cake. It’s gluten-free, rich, and the perfect dessert to share 🍫

A few things to know:

✨ You need at least two people to order from the Girl Dinner menu, and the platters are sized for however many people order it.
✨ Others in your party can order from the regular menu, which also has plenty of gluten-free options.
✨ The special is available Wednesday nights!

There are also local jewelry and clothing vendors, plus psychic readings available for purchase, making it an even more fun girls’ night out 🔮

AND Girl Dinner is getting a HOLIDAY GLOW-UP for November & December Each Wednesday you will still find their 5 course family style menu featuring all your favorites, including those crispy tallow fried chicken cutlets. Also featuring holiday vendors, door prizes, chances to win a $100 gift card and of course to complete the night, Gourmet Hot Chocolate.

Highly recommend for your next girls’ night catch-up, a special occasion, or just because you deserve a really good dinner 🫶

I’m @jerseyshorejulie, sharing the best of everything the Jersey Shore has to offer! 🌊

Ok hear me out Open houses don’t have to be boring. And honestly? They shouldn’t be. ☕️🏡

If you’re getting your home showroom ready, packing up the kids, loading up the pets, and rearranging your day, your Realtor should be putting just as much effort into getting people through that door.

Invite the neighbors? Yep! 👋
Market it on social media? Yep! 📲
Bring in a cutesy local mobile coffee trailer with complimentary coffee? Absolutely! ☕️

The goal is to make your home stand out, give buyers a reason to stop by, and concentrate as much traffic as possible into your open house. Because keeping your house spotless for one-off showings all week with kids and pets? That’s a whole job in itself. 😅

Save this for when you’re ready to list. When you interview Realtors, ask what they’re actually doing to market your home, what’s included, and how their commission reflects the service you’re getting. You deserve someone willing to go all in at a fair rate.

Want to do things a little differently than your neighbors? Comment “SELL” and let’s chat about how we can make your Jersey Shore home stand out. ✨
