Barely speaking English when I first came to America, I never imagined the journey ahead. Today, I’ve earned a bachelor’s degree, graduated from the police academy, served my community as a police officer, co-founded three companies, and now I’m running for public office. Only in America. A country where hard work, opportunity, and determination can change the course of a life. A place where democracy is still in the hands of the people. I am not self-made. I am the product of every teacher, mentor, friend, officer, chief of police, elected official, family member, small business owner, neighbor, and community leader who invested their time, energy, resources, encouragement, and wisdom into me. To everyone who believed in a young immigrant with a dream—thank you. by @jlegacyllc

Several factors can affect the interest rate you receive on a mortgage. First, the type of loan you choose plays a role. Interest rates can vary depending on whether the property is being purchased as a primary residence (a home you plan to live in) or as an investment property. Investment properties typically carry higher interest rates because lenders consider them a higher risk. Second, the type of property matters. For example, lenders often view condominiums as slightly riskier compared to single-family homes due to factors like HOA financial stability and shared ownership structures. Because of this, condo buyers may receive a slightly higher interest rate. Lastly, your down payment amount also influences your rate. In general, the larger the down payment, the lower the risk for the lender, which can help you secure a better interest rate. by @jlegacyllc
What Documents Are Needed to Get Pre-Qualified for a Home Loan? There are typically two types of buyers when applying for a mortgage: W-2 wage earners and self-employed borrowers. For W-2 Wage Earners: • Copy of your driver’s license and Social Security number (for the credit check) • 2 most recent bank statements (including savings, 401k, or other assets to show funds for the down payment and closing costs) • 2 most recent W-2 forms • Pay stubs from the last 30 days For Self-Employed Borrowers: • 2 most recent business tax returns • 2 most recent personal tax returns Recent Graduates: If you recently finished school for your career, you may still qualify. You typically only need: • Proof of schooling • An offer letter from your employer • One recent pay stub after starting the job If you already have these documents and you’re ready to start the process, feel free to reach out so we can begin house hunting together. If you don’t have everything yet, that’s okay — reach out anyway and we can create a game plan to get you prepared for homeownership. #floridarealestate #firsttimehomebuyer #dreamhomedeal #southfloridahomes #realestatesales by @jlegacyllc

Can a buyer negotiate repairs after the inspection? Absolutely. The inspection provides a clearer picture of the property’s condition — including the roof, plumbing, HVAC system, and more. With that information, buyers can request repairs, negotiate a price reduction, or ask for a credit at closing. Having a skilled realtor by your side is key to negotiating the best outcome. What are your thoughts? Comment below! #RealEstateTips #HomeInspection #BuyerTips #FirstTimeHomeBuyer by @jlegacyllc
One of the biggest surprises for homebuyers? The hidden costs beyond the down payment and closing costs. Don’t forget about: • Home inspection – Costs vary based on the size of the home and inspector. It reveals any wear, tear, or needed repairs. • Appraisal – Ordered by your lender, but paid by you. It confirms the home’s value matches the price. • Homeowners insurance (and PMI) – Insurance costs depend on the home, and if you put down less than 20%, you’ll likely pay private mortgage insurance too. The purchase price isn’t the only number to plan for! #HomeBuyingTips #FirstTimeHomeBuyer #RealEstateAdvice #HiddenCosts #HomeOwnership by @jlegacyllc
What is one common mistake people make when investing in real estate that ends up costing them money? Should you get pre-approved before touring homes with a realtor? The answer is yes — and here’s why. Getting pre-approved helps you understand exactly how much you qualify for and what price range fits your budget. It saves you from falling in love with homes that may be out of reach and prevents wasting your time — and your realtor’s — on properties outside your range. Plus, when you’re ready to submit an offer, having a pre-approval letter attached makes your offer much stronger and shows sellers you’re serious and financially prepared. If you’re thinking about getting pre-approved, feel free to reach out. The process is simple and can usually be completed in less than three days with the required documents. What are your thoughts? If you can afford the mortgage, have your down payment saved, and your credit is in good shape, this market offers real opportunities. Inventory is higher, which means buyers have leverage. Seller credits at closing are becoming more common, and strong negotiation can make a big difference. That’s why having the right realtor matters. With the right strategy and experienced negotiation, great deals are getting done every day. If you’re ready to buy smart, contact me and Job — we’ll help you get the deal done. #RealEstate #HomeBuying #BuyAHome #HomeBuyers #RealEstateMarket by @jlegacyllc
