I thought I should probably introduce myself properly… Who I am, what I actually do and what you can expect from this account. Specialist finance, property deals, broker life, running a brokerage and the honest behind-the-scenes of what it really takes to get deals done. So, here I am. And if you’re a property investor, developer or business owner looking for finance, come and say hello. Is it just me or does the world feel a bit shit at the moment? Like….everything just feels a bit heavy doesn’t it?! Wars, conflict, the cost of living, interest rates, and now the government’s telling us to Be Ready for emergencies….. I stopped watching the news after Covid because I genuinely couldn’t stand how it made me feel. But these days you don’t even need to turn the telly on. It’s all over social media 🤦🏼‍♀️ Fear, negativity, people arguing about absolutely everything. And I do wonder what all this constant doom and gloom is doing to us. Especially when so many people are already worrying about money, their families and what the future looks like. Don’t get me wrong, I’m not suggesting we bury our heads in the sand. But there’s only so much we can control in life and spending our days worrying about shit that might never happen isn’t going to change a thing. And quite frankly, I don’t want to spend my life feeling fucking anxious about the state of the world. I want to laugh until my face hurts, spend time with the people I love, make memories, drink wine (preferably by the bottle 😉) and enjoy the life I’ve got. Because amongst all the shit, there’s still SO much good in this world. Good people, kindness, love and all those little moments we probably don’t appreciate enough. We just don’t hear about them nearly as much. I think we could all do with a little more peace, a little less fear and a lot more of the good stuff. ❤️ Anyway, I’m choosing love, peace and a nice glass of wine. And apparently my cardigan has decided to make a statement about it too. 😂 Kx #peace #love #peacewithin #gratitude #thoughts by @kimtalksspecialistfinance
What a brilliant day at the National Landlord Investment Show on Wednesday! Our founder Kim and Community & Impact Lead Tammy had the loveliest day meeting so many incredible women and introducing them to Women Shaping Property! We had so many ladies registering their interest in our upcoming events, but it was the conversations that really stood out. One thing became very clear. Women are looking for something different when it comes to networking. Gone are the days of simply exchanging business cards and collecting contacts. Women want experiences. Genuine connections. Meaningful conversations. And most importantly, a community where they feel they belong. And hearing so many women share those same feelings reinforced exactly why Women Shaping Property exists. We’re creating more than just networking events. We’re creating rooms women genuinely WANT to be in. Thank you to everyone who stopped by to chat. We can’t wait to welcome you into our community! Curated. Elevated. Connected. #WomenShapingProperty #WomenInProperty #WomenInBusiness #WomenSupportingWomen #PropertyNetworking by @kimtalksspecialistfinance
What a brilliant day at the National Landlord Investment Show on Wednesday! Absolutely loved being there supporting our friends at Property CEO, Ritchie Clapson and the team! We caught up with SO many industry friends, had some great conversations and met lots of new faces along the way. I also loved being part of the Developer Live panel talking all things development funding! Such a great discussion, with some fab questions from the audience. Always love getting involved in these conversations, sharing experiences and hearing different perspectives on what’s happening in the market. A huge thank you to Ritchie and the team for having us along. We had the best day! Huge thanks to VIBE’s Senior Specialist Broker George for being there on the stand with me 💜 Also to Tammy for coming up & we had our Women Shaping Property banner & branding! ♥️ Kx #PropertyInvesting #PropertyCEO #DevelopmentFinance #SpecialistFinance #UKProperty by @kimtalksspecialistfinance
Some rooms create opportunities long after everyone has left ❤️ On 20th November, Women Shaping Property is bringing together some very influential women for what we believe will be one of the most stunning networking experiences of 2026. A Seat at the Table. 🍷 Hosted in the breathtaking Apollo’s Muse at Bacchanalia, Mayfair. An intimate, carefully curated room of business owners, industry leaders and women shaping the future of property. With a collective social media following exceeding 250,000, the connections and influence within this room extend far beyond the afternoon itself. We’ve already welcomed our first event partner and are now inviting two further brands to become part of this experience. Each partnership offers sector exclusivity, ensuring every brand has its own place within the event. We’re particularly interested in connecting with lenders, law firms and conveyancing specialists, although we’re open to conversations with other aligned brands. This is about more than visibility. It’s about meaningful connections, shared values and being part of an experience that leaves a lasting impression. Interested in partnering with us? Send us a DM or comment BRAND to request our partnership pack. 20th November | Bacchanalia, Mayfair ❤️ x #womenshapingproperty #aseatatthetable #womeninproperty #womeninspiringwomen #women by @kimtalksspecialistfinance

A solicitor really can make or break a property deal. And yesterday was a HUGE reminder of that! I say it all the time…. There are SO many moving parts to a property transaction, and getting the mortgage offer is only one part of it. What happens afterwards can be just as important. One thing I will ALWAYS do is fight for my clients and their deals. Whether that’s challenging a solicitor, lender or valuer. If something doesn’t seem right, I’m going to question it. And if I believe there’s a way forward, I’m going to do everything I can to find it. Because that’s our job! Sometimes that means having really uncomfortable conversations. Sometimes it means making difficult decisions when the clock is ticking. And sometimes, even after 20 years in finance, I’m left thinking WHAT THE ACTUAL F*CK?! 🤯 Yesterday was definitely one of those days. A massive thank you to Zou from Quantum for navigating that call with me and to the new solicitor for stepping in at such short notice. 🙌🏼 We’ve still got two transactions to complete, but we’ve now got the broker, solicitor AND lender all working together, as they should be! With one common goal. Getting our client’s deals over the line. Let’s get them done! 🔥🙏🏼 Kx #mortgagebroker #ukproperty #propertyinvestment #mortgageadvice #propertyinvesting by @kimtalksspecialistfinance
The women taking their seats at this table… WOW! ♥️ Kim and Tammy are getting SO excited for this one! We’ve been watching the seat requests coming through this week, and honestly, the incredible women who are going to be in that room together… we cannot wait! Women from across property and business. Different journeys, different experiences, different ambitions. All coming together around one table. And that’s what Women Shaping Property is all about. Creating spaces where women can connect, have honest conversations, share experiences and build relationships that go far beyond one afternoon. And what better place to do it than the absolutely stunning Apollos Muse Room, Bacchanalia in Mayfair?! 😍 Amazing food, beautiful surroundings, a glass (or two!) of wine and a room full of women we’d love you to meet. 🥂 A SEAT AT THE TABLE 📍 Bacchanalia, Mayfair, London 📅 Friday 20th November | 12pm–4.30pm Seats are already being taken and we’d LOVE you to join us. LONDON, WE’RE COMING! 💜 Next Wednesday 28th October, I’ll be heading to Old Billingsgate for the National Landlord Investment Show! And it’s a double whammy for me! 🎤 I’ll be joining Ritchie Clapson from Property CEO on stage at 2pm for a panel discussion. 💜 AND VIBE Finance will be exhibiting! Really looking forward to catching up with familiar faces, meeting some new ones and talking all things property and specialist finance. If you’re coming along, make sure you pop over to the VIBE stand and say hello to the team! And if you’re around at 2pm, come and join us for the panel. Who’s going to be there?! You never know who you’re going to meet around the right table ♥️ A future business partner. A new friend. Someone who’s been exactly where you are. Or someone who opens your eyes to an opportunity you’d never even considered. That’s the beauty of bringing incredible women together. And on 20th November, that’s exactly what we’re doing at A Seat at the Table, our next Women Shaping Property event at the breathtaking Bacchanalia in Mayfair. But we’re doing things a little differently. Our theme is What I’m Leaving Behind. What I’m Taking Forward. Because before we rush into another year of goals, plans and ambitions, I think we deserve an afternoon to stop, reflect and celebrate just how far we’ve come. And to ask ourselves some important questions about what we actually want next. Imagine an afternoon surrounded by influential women doing incredible things in property. Women you can learn from, share experiences with and build genuine relationships with. All while enjoying exquisite dining, an inspiring guest speaker, beautifully curated gifts and conversations that go far beyond the usual networking chat. And here’s what I really want you to know. You don’t need to have built a property empire to deserve a seat at this table. You just need to be open to the conversations, connections and possibilities that come from being in the room. Because sometimes the most valuable thing you can do for yourself and your business is put yourself in a room you wouldn’t ordinarily be in. 📍 Bacchanalia, Mayfair 📅 Friday 20th November 🥂 Your investment: £295 We’re keeping this one intimate. DM me or comment SEAT for an exclusive invitation to join us. Kx #womenshapingproperty #aseatatthetable #womeninproperty #womeninbusiness by @kimtalksspecialistfinance
