Sold! Imagining the new home owners spending nights star gazing from their deck at 646 Longfellow brings me joy. ☺️🌌💫 Representing the buyers, we came in $50k over the asking price and negotiated concessions from the sellers, closing at $1,925,000. Because this darling beach bungalow was built in 1957, it could be a tear down and although the buyers received rebuild plans designed by local architect, Jim Fasola, for now, they plan to update the home keeping its coastal villa charm and strong bones (A+ foundation and structure)! I’ve learned more about homes from the ground up during this transaction than any other so far. As a lifelong student, I truly enjoyed the process! Not only did I become educated on electrical systems (panels, wiring, and grounding poles), plumbing and re-piping (galvanized, copper, and pex), and the history of wall material through the years (plaster and lath, drywall and bubble board, ect), but I also gained knowledge about yard grading, decks, roofing materials, sewers, and protecting your home from moisture. Most importantly, I discovered how difficult it can be to get insurance on an older, all-original home in California. Hot tip: get on top of homeowners insurance the first day you open escrow! by @lacoastalestates

🚫Things to Avoid After Applying for a Mortgage 🏠 Changing bank accounts, applying for new credit, or making big purchases can delay your mortgage approval. Co-signing for anyone or making large deposits/transfers can also complicate the process. Keep your lender informed of any financial changes to ensure a smooth approval.
