🚨 What’s UNDER your deck is actually more important than what’s on top.
If you are planning a luxury outdoor space in Florida, look closely at this framing. In our intense humidity, tropical downpours, and sandy soil, a deck is only as good as its foundation. 🪵⚓️
80% of deck failures in the Sunshine State happen from the ground up—warping, rotting, or shifting joists due to moisture trap and relentless termites. 🐜🌧️
That’s why at Lumberpoint, we don’t just care about the beautiful finish. We focus on bulletproof engineering.
🛠️ Why this multi-level substructure is built to outlast:
1️⃣ Rock-Solid Framing & Ventilation: Properly spaced, heavy-duty structural framing over a gravel base to prevent moisture retention and soil movement.
2️⃣ Dimensional Stability: No warping, twisting, or sagging under Florida’s brutal UV heat.
3️⃣ Guaranteed Ground-Level Protection: Fully treated, fortified structural support that creates the ultimate backbone for your custom steps and multi-tier entertaining areas.
And when you top this beast with our Thermally Modified Larch (Thermo-Larch)? You get a 100% chemical-free, natural barrier against rot and pests that stays cool on bare feet even in July. 🐾🔥
Don’t risk your investment on «just okay» framing. Built once. Built forever.

The «zero-maintenance» myth about thermally modified wood needs to end. 🪵⚠️
Thermowood is an engineering breakthrough. Heat and steam modification eliminates internal sugars—making it completely resistant to rot, warp, and termites. But placing natural timber under the open sky still requires respect for physics. Most outdoor wood issues stem from installation and care oversights:
1️⃣ UV Reality (Silver vs. Rich Tone): Thermal modification locks out moisture, not surface UV radiation. Left bare, boards naturally weather into a coastal driftwood-silver patina. Want to retain the deep, warm tone? Apply a penetrating exterior oil with UV blockers every 1–2 seasons.
2️⃣ Drainage & Airflow: Standing water causes surface staining. A 1–2° slope for runoff and minimum 1/4» (6mm) ventilation gaps between boards are essential for natural drying cycles.
3️⃣ End-Grain Protection: Cross-cut ends are capillary entry points for moisture. Applying end-grain sealant on every cut prevents micro-checking during severe storm cycles.
4️⃣ Routine Maintenance (Shown Above 🛠️): No harsh chemical stripping needed. Simply rinse seasonal dust with a low-pressure wash, allow full drying, and refresh the UV oil layer.
True luxury exterior design pairs superior timber with correct engineering.

A true luxury outdoor living space doesn’t start on the job site—it begins right here in the shop. 🛠️✨
Swipe through to see the meticulous prep work behind our Thermally Modified Ash (Thermo-Ash): from orbital precision sanding to hand-applied UV protective oil, engineered specifically for the demanding Florida climate. 🪵🌊
When building a high-end deck in the Sunshine State, ordinary lumber and softwoods simply can’t compete with the harsh reality of tropical downpours, coastal humidity, and scorching sun. Here is why our pre-finished Thermo-Ash is the gold standard for Florida terraces and luxury docks:
▫️ Silky, Splinter-Free Sanding (Barefoot Luxury):
We calibrate and orbital-sand every hardwood board to perfection. This eliminates all surface tension and mill glaze, delivering a silky-smooth finish that feels incredible under barefoot traffic around your pool or patio. 👣☀️
▫️ Artisanal Deep-Penetrating Oil Finish:
Watch that grain come alive! Hand-brushing exterior marine-grade oil deep into the open hardwood pores locks out moisture, enhances the rich chocolate and espresso tones, and shields against intense UV oxidation. 🛡️🎨
▫️ Class 1 Durability & Zero Warping:
As a premium hardwood, Thermo-Ash delivers unmatched dimensional stability. The 100% chemical-free thermal treatment permanently removes moisture-attracting sugars—meaning your deck won’t twist, cup, split, or rot, while naturally repelling termites. 📐🔨
▫️ The Sustainable Alternative to Ipe & Teak:
Enjoy the ultra-dense luxury feel and exotic appearance of tropical hardwoods with a responsibly sourced, domestic eco-friendly solution. 🌿
