POSTS STORIES REELS

I get questions about closing-day logistics all the time: “Can we move the same day?” “When do we get the keys?” And apparently… “Can we move out AFTER closing?”

Here’s why this matters.

My buyer had an unusually early 8:30am closing, so we did the final walkthrough the night before. We walked in and the seller was very much still moved in.

I assumed movers were coming first thing in the morning.

They were scheduled for noon. 😳

Under the standard Multi-Board 8.0 contract we use, unless post-closing possession has been agreed to, the seller delivers possession at closing. That means the seller has vacated and the keys are turned over.

Thankfully, we caught it during the final walkthrough and my buyer had flexibility, so we were able to push closing later.

But imagine if my buyer had movers scheduled for 10am. 👀

THIS is why the final walkthrough matters—and why everyone needs to understand the timeline before closing day.

Want to stay after closing? That’s something that needs to be negotiated and documented ahead of time—not discovered at the final walkthrough.

And most importantly… we got it figured out and my buyer officially closed in Tinley Park today! 🏡

Pete’s isn’t even open yet and I already have questions. 😂

This was the parking lot at 5 PM on a Friday.

Cooper’s Hawk was doing what Cooper’s Hawk does… PACKED. And more than half of the lot was already taken.

Now imagine 6 PM. 7 PM. Saturday night.

Except soon we’re also supposed to have an entire grocery store full of people trying to park here. 👀

And yes — I checked. The Village of New Lenox currently has the opening date for Pete’s Fresh Market listed as TBD, after previously being expected to open in spring 2026.

I’m genuinely excited for Pete’s to finally open, but New Lenox people…

WHERE ARE WE ALL PARKING?! 😂

Am I missing something here? Because I cannot be the only person who’s wondered this.

Final walkthrough today. Buyers walk into the kitchen, open the fridge, and just… stare. Freezer’s the same. Both dirty.

I told them straight up: you’re cleaning that before you move in.

Here’s what I’ve learned selling vacant homes: that fridge check will happen. And if it’s nasty, that’s the feeling they take into the rest of the house.

So when I list an empty home, I clean it before we even start showings. Takes fifteen minutes. Costs nothing. Changes how people walk through your house.

Those little moves matter.

What’s the one thing you always notice first when you walk into a new space?

The South Suburbs are about to enter their best era. 🍂

The trees will start to turn.

Frankfort Fall Fest is almost here.

The pumpkin arch at @gostcoffeeroasters will be back (I hope!)

And we’re this close to that stretch of 70° days, cool nights, sweatshirts, football, bonfires and convincing ourselves we absolutely need another pumpkin on the front porch. 😂🎃

I love summer… but fall in the South Suburbs just hits different.

What’s the FIRST thing that makes it officially feel like fall around here for you? 🍁

And send this to the person who’s been waiting for September since June. 😂

Just another day in the life of a Realtor! 🙃🏡

The kind of house that makes everyone want to come over… and nobody want to leave. 🥂

I toured this $1.8 MILLION home in Oak Brook, Illinois, and let’s just say… if you’re the friend who loves hosting, this one’s going to be hard to forget.

Located in the Ginger Creek neighborhood, this is anything but your typical Chicago suburbs luxury home.

Originally built in 1978, this architectural gem blends mid-century modern design with a beautiful renovation. Think soaring ceilings, dramatic architectural details, multiple fireplaces, and spaces practically made for entertaining.

And honestly? I love that it doesn’t look like every other million-dollar home.

P.S. You can ask me what escrow means 14 times, and I promise I’ll explain it 15. 🤍

You’re about to spend $500,000+ on a home. For most people, that’s the biggest purchase they’ll ever make. So PLEASE don’t ever feel bad about asking questions.

Ask about the monthly payment.
Ask about that crack in the wall.
Ask what happens to your earnest money if something goes wrong.
Ask me what a contingency means (even if I’ve already explained it 😂).

And if your lender says you’re approved for a certain amount, but that monthly payment makes you uncomfortable? Tell me. Just because you CAN afford something on paper doesn’t mean it’s the right fit for your family.

Here’s the thing. I was a teacher for 12 years before becoming a Realtor, so explaining things (sometimes more than once 😉) is kind of my thing.

And after helping families buy and sell homes throughout the Chicago suburbs, one thing I’ve learned is that no two buyers are the same.

Some want to know every little detail. Others don’t even know what questions they should be asking yet. And that’s okay!

My job isn’t just to open doors and write offers. It’s to educate you, look out for your best interests, ask the questions you might not think of, and make sure you feel confident in your decisions.

And if I don’t know an answer? I’ll find the right person who does.

You should never feel rushed, pressured, or embarrassed to ask a question when you’re making a decision this big.

So if you’re thinking about buying a home in New Lenox, Frankfort, Mokena, or the surrounding suburbs, DM me “HOME.” I’d love to help you figure out your next steps. 🏡

Now I’m curious… what’s one homebuying question you’ve always wanted to ask but felt silly asking? 👇

What if your next home in Downers Grove, Illinois could actually produce MORE electricity than it uses? 🤯⚡️

I toured this nearly $1M home and quickly realized it was unlike anything else I’ve seen in the Chicago suburbs.

Meet Acorn Glade — an award-winning, certified Passive House designed around energy efficiency, healthier indoor air, and sustainable living.

We’re talking an all-electric home, 27 owned solar panels, EV charging, and architectural details you definitely won’t find in your typical suburban house.

And here’s my favorite part… some of the materials used to build this home have a pretty incredible story behind them. 👀

📍Downers Grove, IL
Offered at $975,000

Want the full property details or a private tour? DM me “PUFFER” and I’ll send them your way!

Would you live in a home designed like this, or are you more of a traditional-house person? 👇

The best $17 I’ve spent this fall. 🥹🍂

I made a giant fall bucket list for the kids to check off between now and Thanksgiving, and I think this might become one of our favorite little traditions.

We carved pumpkins last night, and the girls couldn’t WAIT to run over and check it off the list. 🥹 It’s the little things.

20 simple, family-friendly fall activities. Nothing fancy or complicated. Just a fun way to make memories together before the season flies by. 🤎

And because I know I’m not the only mom trying to squeeze in all the fall fun…

If you see me pacing around my backyard on the phone, just mind your business. 😂

There’s a 99% chance I ran outside because the second I answer a phone call, all three of my kids suddenly need me.

And if I’m not outside, I’m probably hiding in my car or a closet trying to find somewhere quiet. 😂

But this is what a lot of real estate looks like behind the scenes.

Phone calls, problem-solving, coordinating with about 10 different people, and making sure everything stays on track.

Because buying or selling a home involves a whole lot more than just showing houses and putting a sign in the yard.

And while my kids might think I’m just talking on the phone all day, I’m actually helping people through some pretty big life changes. 🏡

So if you’re thinking about buying or selling in New Lenox, Frankfort, Mokena, or the surrounding southwest suburbs, I’d love to be the one taking those calls for you.

Just know there’s probably a kid yelling “MOMMMMM!” somewhere in the background. 😂
