Today I was asked to give comment on the proposed changes and updates for property investors in Victoria.

Victoria now has the highest stamp duty as well as land tax in all the country and in turn is now one of the most affordable states only cheaper states consist of Tasmania & NT.

NSW, Canberra, QLD, SA & WA all have higher median prices.

With added pressure to decrease the cost for investors in Victoria do you think it’s the place to invest in 2025 or are the alternatives markers still proposing better value? by @maplepropertygroup

Your future home deserves a spot in your budget. 🏡

We’re quick to budget for rent, bills and the weekend… but the property deposit? That gets whatever’s left.

And most fortnights, “whatever’s left” isn’t much.

Start by giving your goal its own account and a realistic amount each payday. Leave room for the things you love, and take a closer look at the spending you barely notice.

You don’t have to overhaul your whole life overnight. Pick one habit from this carousel and start there.

Save this for payday, and when you’re ready to explore your property options, DM us “PLAN”. 🤍 by @maplepropertygroup

Australian home values just fell for a sixth consecutive month.
Cotality’s latest numbers (September 2026):

• National values down 1.1% in the month
• Now 5.2% below the March peak
• 97% of capital-city suburbs recorded falls over the past three months

Domain’s quarterly data shows something even rarer every capital city posted house-price declines in the same quarter for the first time in 15 years. Combined capitals dropped 4.7% ($60k off the median).

The only question that moves the needle is whether you are ready, income, buffer, and a clear plan that still works if prices keep drifting lower for a while.
Don’t guess your numbers.

Victoria’s granny flat rules just got a major update.

From 15 October 2026, the maximum floor area for a small second dwelling increased from 60 m² to 80 m² under Amendment VC306.

For investors, that could mean:

* More liveable space
* Greater design flexibility
* Another potential rental income stream
* More ways to improve a property’s overall cash flow

In the example shown, adding a $200,000 granny flat renting for $500 per week increases the property’s combined gross yield from 5.2% to 7.4%.

That’s an example, not a guaranteed return. Construction costs, rent, approvals, site works and ongoing expenses will vary, and a building permit is normally still required.

A 5% deposit could get you into the market sooner than you think, but the deposit is only one part of the equation.

You’ll also need to consider your borrowing capacity, weekly repayments, stamp duty, LMI and other purchasing costs before deciding what price range is actually comfortable for you.

These figures are estimates based on a 6.2% interest rate, a 30-year loan term and a 5% deposit. Your actual repayments will depend on your lender and personal circumstances.

A new car might feel like a great next step, but if buying a home is also on your mind, it’s worth checking the timing.

When you apply for a home loan, lenders look at your income, expenses and existing debts. That car loan repayment is part of the picture and can affect how much you’re able to borrow. The impact depends on your situation and the lender, but it’s something to factor in before signing.

It doesn’t mean you can’t have both. It just pays to know where you stand first.
