🚨 BREAKING: Florida voters have approved Amendment 3, bringing significant changes to the state’s property tax system beginning January 1, 2027. If you’re considering a move to Florida, December 31, 2026 is a date you’ll want to have on your radar. When you establish Florida residency can affect when you qualify for the expanded homestead exemption, so it’s worth understanding the timeline before making your move. Be sure to speak with a tax advisor about how the changes apply to your situation. We’re keeping a close eye on what this means for current homeowners, people relocating to Florida, and buyers considering a second home or investment property. For those moving from New York, California, Texas, Georgia, Kansas, or elsewhere, the Meyer Lucas Team can help you navigate the real estate side of your move, whether you’re considering Jupiter, Palm Beach Gardens, Tequesta, greater Palm Beach County, or Martin County. We’ve shared a full breakdown of Amendment 3 on the blog. Head to the link in our bio to read what you need to know. And when you’re ready to explore the South Florida market, we’re here to help. 📞 (561) 406-5228 📧 hello@meyerlucas.com 🌐 meyerlucas.com #FloridaRealEstate #MovingToFlorida #JupiterFLRealEstate #PalmBeachCountyRealEstate #MartinCountyRealEstate by @meyer.lucas.team

Evenings on the water in Delray Beach ✨ There was a lot to look at inside 1003 Rhodes Villa Avenue, but the way this home was designed around the Intracoastal was hard to compete with. The Mediterranean-style estate paired an arched waterfront loggia with Corinthian columns, a wood-plank ceiling, Turkish marble floors, detailed millwork, and a heated pool and spa overlooking more than 240 feet of Intracoastal frontage. Inside, nearly 9,000 square feet of living space included six bedrooms, seven full baths, soaring ceilings, a Pecky cypress kitchen ceiling, custom wine storage, a theater, sauna, and expansive rooms built for entertaining. Outside, the point-lot setting wrapped the home in water views with private dockage, no fixed bridges, and a no-wake location for boaters. The beach was just one block away, with Atlantic Avenue about a 15-minute walk along the ocean. The Meyer Lucas Team represented this Delray Beach waterfront estate and ultimately sold it for $8,700,000. If you’re looking to buy or sell a luxury waterfront home in Delray Beach, an Intracoastal estate in Palm Beach County, or a South Florida home with private dockage and ocean access, the Meyer Lucas Team can help. 📞 (561) 406-5228 📧 hello@meyerlucas.com 🌐 meyerlucas.com #delraybeachrealestate #waterfronthomes #palmbeachcountyrealestate #luxuryrealestate #meyerlucasteam by @meyer.lucas.team
