There is something so special about helping good people plant roots. 🏡🌲
This closing means a lot to me. These clients are an absolute powerhouse couple — hardworking, resilient, positive, and always moving forward no matter what life throws their way. Over the last few years they made Oregon home, spending time renting, building their lives, and creating community here in the PNW.

A home inspection is not pass or fail.
We see buyers walk away from good homes because the report looked scary. We see deals fall apart over things that every house has. And I get it because nobody told them what a home inspection actually is.

It is not a verdict. It is a snapshot. A licensed inspector walks through the home and documents its current condition. That is it. Their job is to find things, and they will always find things. That is what you are paying them for.
What matters is not the length of the report. What matters is the significance of what is in it.

A leaky faucet and a cracked foundation are not the same conversation. Knowing the difference is why you hire the right people and why you have an agent walking through it with you.

First time homebuyer tip: understanding the difference between an appraisal and an inspection.
They sound similar but they serve very different purposes.
The appraisal is ordered by your lender. Its job is to confirm the home is worth what they are lending you. It is designed to protect their investment, not yours.
The inspection is something you arrange for yourself. A licensed inspector goes through the home top to bottom, roof, foundation, electrical, plumbing, and documents what they find. That report belongs to you.
And what makes the inspection so valuable for a buyer is that it creates room for negotiation. If issues come up, you can ask the seller for repairs, a credit at closing, or a price adjustment. That conversation does not happen with an appraisal.
So as you are getting ready to write your first offer, know that one of these protects the bank and one of them protects you. Make sure you understand both before you get to the table.
