Meet Tori 👋

Three years ago, Tori swapped supply chain logistics for mortgage broking, and her clients are glad she did. They keep saying the same things: she picks up the phone, she explains it simply, and she never makes you feel rushed. ⭐⭐⭐⭐⭐

✅ “Tori was more than a broker, she was a real sounding board.”
✅ A first-home journey that turned out “actually quite enjoyable!”
✅ A refinance across time zones, with “speedy communication” at all hours. by @modernfinancialbrokers

Meet Scott 👋

Two years ago, Scott traded a thriving solar business for mortgage broking. Today he’s a pivotal part of the Modern Financial team, and his clients say it better than we can. ⭐⭐⭐⭐⭐ by @modernfinancialbrokers

Cotality just revised its numbers down, and they don’t make pretty reading.

Melbourne’s down 7.5% from the peak. Sydney’s down 9%. Across the five capitals, it’s almost 7%.

And it’s happening fast. Sydney’s been falling at an 18% annualised clip over the last three months. At this rate, we’ll beat the record 8.6% fall of 2017–19 before Christmas.

Where does it end? Coolabah Capital reckons about 14% off the peak in Melbourne, 17% in Sydney and 13% nationally. That assumes the cash rate tops out at 5% and the negative gearing ban hits like two more rate hikes.

Part 4 | Come along journey with me to buy my first home

This is an exciting step, which is to determine a maximum purchase price

After deciding on maximum repayments in the previous step, and determining a deposit amount this will allow us to decide a maximum purchase price.

The finance solution to get to that can vary. For me, I have two options - which is using the first Home guarantee scheme with the 5% plus costs deposit, or utilising my parents as a Guarantor which will allow me to hold onto some of my deposit to potentially do some renovations.

Stay tuned for the next step!!

Part 3 | Come along the journey with me to buy my first home

This stage is arguably the most important step, DO A BUDGET

This will help determine a maximum repayment you will be comfortable with each month.

Honestly this been a game changer in the process mentally for me, and given me so much more confidence in the process.

You can download the excel spreadsheet on our website

Stay tuned for step 4 (promise there won’t be so long between steps this time!)

This is how you pay your home loan off as quickly as possible. There is no reason to overcomplicate things with your frequency of repayment. The key is to make sure that you have the right loan product and structure for your position. In this case and offset account. by @modernfinancialbrokers

RBA holds — the cash rate stays at 4.35%.

The Reserve Bank Board decided to leave the official cash rate on hold again today. For anyone with a mortgage, that means no change to your repayments off the back of this decision. by @modernfinancialbrokers

The right loan to buy isn't always the right loan to hold. 🏡

These clients bought two investment properties, and step one was simply getting in the door. While they held, they gained around $400,000 in equity. Now the goal is to hold and consolidate, and that's where moving banks pays off: by @modernfinancialbrokers
