BEFORE REFINANCING A BUSINESS OWNER'S HOME, I'D WANT 5 ANSWERS.

1. Why are you refinancing?
2. How much equity is available?
3. What income can you document?
4. What will penalties and fees cost?
5. What's the long-term plan?

Refinancing can free up equity, consolidate debt, or improve cash flow.

But accessing equity without a clear purpose can create bigger problems.

Don't just ask how much you can borrow. Ask what the refinance will accomplish.

MY BANK SAID NO” AND “I CAN'T GET A MORTGAGE” ARE NOT THE SAME THING

One bank's decline doesn't mean every lender will say no.

Different lenders have different rules for income, credit, debt, and self-employment.

Alternative and private lenders may offer options, but costs and risks can be higher.

A decline isn't always the end of the road. It's a reason to understand WHY you were declined.

Don't just look for another YES. Look for the right strategy.

PRIVATE LENDING ISN'T AUTOMATICALLY GOOD OR BAD.

What worries me is a private mortgage with no realistic exit strategy.

Private financing can be useful when traditional lenders aren't an option.

But higher rates, fees, and short terms can become expensive quickly.

Before signing, ask:

How will I get out of this mortgage when it matures?

Refinance? Sell? Improve your financial position?

Getting in is only half the plan. Getting out matters just as much.

3 NUMBERS EVERY BUSINESS OWNER SHOULD KNOW BEFORE TALKING MORTGAGES

1️. Declared income: What do your tax returns actually show?

2️. Total debt: How much do you owe, and what are your monthly payments?

3️. Available down payment or equity: How much can you put toward the property?

Your business revenue alone doesn't tell the whole story.

Know your numbers BEFORE you apply.

HAD A CONSUMER PROPOSAL? HOMEOWNERSHIP MAY STILL BE POSSIBLE.

A consumer proposal can affect your credit and mortgage options, but it doesn't automatically close every door.

Lenders may consider when it was completed, your rebuilt credit, income, down payment, and overall finances.

Some options cost more than others.

The goal isn't just getting approved. It's rebuilding your financial position and choosing a sustainable mortgage.

Mortgage Rate Update | October 30, 2026
The Bank of Canada increased its key interest rate by 0.25% this week because it is concerned about inflation.
Major banks followed by raising prime rates, which means variable-rate mortgage holders will see higher payments or interest costs.
Fixed rates work differently. They depend more on bond markets and lender pricing.
If you're buying or renewing, review your options early.
The right mortgage strategy matters more than simply chasing the lowest rate. by @mortgagewithalan

GOOD BUSINESS. BRUISED CREDIT. CAN YOU STILL GET A MORTGAGE?

A missed payment, past financial setback, or consumer proposal doesn't automatically mean every lender will decline you.

Some lenders consider more than your credit score.

But approval depends on your current finances, income, equity, and the lender's requirements.

The goal isn't to hide your credit history. It's to understand your options and build a realistic plan. by @mortgagewithalan

You live every day.... by @mortgagewithalan

WHAT'S GOOD FOR YOUR BUSINESS MAY NOT BE GOOD FOR YOUR MORTGAGE.

Reducing taxable income, reinvesting profits, or changing how you pay yourself may make business sense.

But mortgage lenders evaluate income differently.

A smart business decision today could affect your borrowing options tomorrow.

Before making major financial changes, understand how a lender will see them.

Your accountant and mortgage professional should be part of the same conversation.

YOUR CORPORATION HAS $300,000 IN RETAINED EARNINGS. DOES THE BANK COUNT IT?

Not automatically.

Retained earnings can demonstrate financial strength, but lenders don't necessarily treat them as personal qualifying income.

Some lenders may consider corporate financials under specific programs.

The key isn't just how much money your business has. It's how the lender evaluates it.

Before applying, understand how your corporate finances affect your mortgage options.

MY BUSINESS IS DOING WELL. SO WHY IS GETTING A MORTGAGE SO DIFFICULT?

That question inspired me to write my book.

Too many self-employed Canadians discover that strong business revenue doesn't automatically translate into mortgage approval.

Lenders see income differently. And understanding those differences can change how you prepare.

That's why I wrote *What Banks Never Tell Business Owners Until After They Decline Them.
