When I was at J.P. Morgan I processed SBA loans for clients every week. But nobody on my side of the desk ever thought to use one themselves. We just assumed it was for people who already had money.

That was the most expensive assumption of my life. It cost me three years I could have spent building.

The SBA 7(a) is the most powerful financing tool most Americans will never hear about. The government guarantees 75% of the loan. The bank covers 90% of the purchase. The seller can carry half your down payment. And the business you’re buying pays for all of it with cash flow it was already generating before you showed up.

You’re not betting on something working. You’re buying something that already works and letting it pay its own way.

The part that changed how I think about money was running the comparison. $50k in an index fund might return $5k in a good year. That same $50k as a down payment on a boring laundromat can pay you $109k/year while the business pays down its own loan. Same capital. Completely different outcome.

But none of this matters if you pick the wrong business. Three numbers tell you everything: price to profit ratio under 4x, debt service coverage above 1.25, and tax returns that match what the seller told you. If any of those fail you walk away. No negotiation. No convincing yourself.

I started with a nail salon in Arizona for $0 out of pocket. Today Ashley and I own 8 businesses that pay us close to $900k/year.

Comment “SBA” and I’ll send you my free training on how to get approved for government-backed funding to buy your first business 🤝🏻
