I’m checking the things the pretty listing photos don’t tell you. How long has it really been sitting? Have there been price changes? What did the seller pay? Has it gone under contract before? What’s hiding in the agent remarks? Are there restrictions? Is it in a flood zone?

I’m basically piecing together the story of the house before we ever walk through the door.

Does what I’m finding change whether this house still makes sense for you? And if it doesn’t, what is that story telling us about how we might approach it if you decide to move forward?

Because my job isn’t just to unlock the door and walk through it with you.

It’s to help you understand what you’re walking into.

And if you decide you love it, that’s when we dig even deeper, look at the comps and figure out our strategy.
