We listed this one as a stabilized, 100% occupied investment. Four tenants, most of them there 12 to 28 years. Easy story to tell.
Then we found out the operator of La Mexicana Supermarket was thinking about selling their business.
A lot of people would call that a problem mid-listing. We saw a buyer nobody had talked to yet.
So we negotiated a new lease with the incoming supermarket operator. While we were at it, they took over the lease of the restaurant tenant who was retiring, which killed a second vacancy before it ever showed up. Then we wrote them an option to buy the building at $2.5 million.
They took it.
