Thinking about buying your next home on the Eastside? Your current home may be a bigger part of the plan than you realize.
Here’s a simple example.
Let’s say your current home is worth approximately $1.7M.
And let’s say you still owe around $650K on your mortgage.
That’s roughly $1.05M in gross equity before selling costs.
Suddenly, looking at a $3M home on the Eastside becomes a very different conversation.
But equity alone doesn’t tell you what you can comfortably afford next.
You also need to look at:
• What you’ll actually net after selling
• How much you want to put down
• Your income and other debt
• Current interest rates
• The monthly payment you’re comfortable carrying
• Whether buying first or selling first makes more sense
These numbers are only an example. Your situation could look completely different.
But if you’ve owned your current home for several years and have built significant equity, the Eastside home you’re thinking about may be closer than you realize.
And you don’t have to be ready to sell to start figuring this out.
