Every buyer starts their search with a long list of cosmetic ā€œmust-haves.ā€

But the buyers who are happiest five years later? They’re almost always the ones who compromised on finishes to secure the location, lot, and neighborhood they truly wanted.

High ceilings and gorgeous natural light are wonderful (case in point: this stunning space), but lifestyle equity is where true value lives.

What’s the #1 non-negotiable you look for in a neighborhood? Drop it below! šŸ‘‡

Technically, you can do both. šŸ˜„

But when one of your biggest financial decisions is on the line, experience, strategy, and strong negotiation matter.

Some things simply aren’t worth the risk. šŸ£šŸ”

Thinking about buying your next home on the Eastside? Your current home may be a bigger part of the plan than you realize.

Here’s a simple example.

Let’s say your current home is worth approximately $1.7M.

And let’s say you still owe around $650K on your mortgage.

That’s roughly $1.05M in gross equity before selling costs.

Suddenly, looking at a $3M home on the Eastside becomes a very different conversation.

But equity alone doesn’t tell you what you can comfortably afford next.

You also need to look at:

• What you’ll actually net after selling
• How much you want to put down
• Your income and other debt
• Current interest rates
• The monthly payment you’re comfortable carrying
• Whether buying first or selling first makes more sense

These numbers are only an example. Your situation could look completely different.

But if you’ve owned your current home for several years and have built significant equity, the Eastside home you’re thinking about may be closer than you realize.

And you don’t have to be ready to sell to start figuring this out.

DM me ā€œMOVE.ā€ Tell me where you own now and what you’re hoping to buy on the Eastside, and we can start with the numbers.

Follow me for practical advice about buying and selling in the Greater Seattle and Eastside real estate market.

Send this to the person you’re planning to buy a house with. šŸ”

Before you start falling in love with kitchens, views and backyards, have these 3 conversations first.

1. What are your REAL non-negotiables?
Each of you gets three. Not fifteen. Maybe it’s commute, a home office, a certain neighborhood, yard, schools or space for family.

Know where you’re willing to compromise — and where you aren’t.

2. What monthly payment actually feels comfortable?
Your pre-approval tells you what you can potentially borrow. It doesn’t tell you what will let you still travel, save, eat out and enjoy your life.

Agree on your comfort number before the beautiful house starts changing your mind.

3. If you have to choose: HOUSE or LOCATION?
This one matters more than buyers expect.

Would you rather have the gorgeous house with everything on your list — or compromise on the house to get the neighborhood and lifestyle you really want?

I’ve watched couples discover they have completely different answers while standing inside a house they’re considering buying.

Have these conversations at home instead.

Because buying together isn’t about finding a house that checks every box.

It’s about knowing which boxes matter most to both of you.

If you’re thinking about buying on the Eastside of Seattle, follow me for practical advice that can help you make a smarter, more confident decision.

And when you’re ready to start looking, DM me BUY. I’d be happy to talk through what you’re looking for.

Exactly one week later, and we’re still talking about this evening. ā¤ļø

The food, the laughter, the stories, the little details—and most of all, the incredible amount of heart that went into everything.

Our first supper club experience at The Parida House was one we’ll remember for a long time.

Ashish & Abhilasha, thank you for welcoming us so warmly and creating something truly special.

If you get a chance to experience one of their evenings, do. ā¤ļø

Send this to someone who’s house hunting — and save it before your next showing.

After helping buyers and sellers through 300+ transactions, I’ve learned that the houses that look the most perfect are sometimes the ones where you need to slow down and look a little closer.

Here are 7 things that make me pause:

1. Fresh paint on just ONE wall
Why that wall? There may be a perfectly innocent explanation. I still want to know.

2. Strong fragrance throughout an empty house
Candles, plug-ins and air fresheners everywhere make me wonder what the house smells like without them.

3. A beautiful remodel with sloppy finishing
Uneven trim, messy caulking, crooked tile or poorly fitted cabinets. If the work I can see is careless, I want to ask more about the work I can’t see.

4. Water draining TOWARD the house
This is surprisingly easy to miss when the yard is beautiful. On the Eastside of Seattle, I pay attention to grading, downspouts and where all that rainwater is going.

5. Brand-new flooring in only one area
Why was that particular section replaced?

6. One room that feels noticeably hotter or colder
I want to understand why rather than assume it’s nothing.

7. Something strangely NEW compared with everything around it
A section of drywall. Baseboard. Ceiling. Siding. New isn’t necessarily bad. I just want to know the story behind it.

And here’s the part I really want buyers to remember:

None of these means ā€œdon’t buy the house.ā€

They mean ASK WHY.

Because when you fall in love with a home, you naturally start noticing everything you love about it.

My job is to enjoy that excitement with you — while still noticing the things you may not.

That’s how I approach buying a home on the Eastside of Seattle, whether it’s your first home or your next one.

Follow me for more things I notice after 300+ transactions. And if you’re thinking about buying on the Eastside of Seattle, DM me ā€œBUY.ā€ I’d be happy to talk through what you’re looking for.
