Ever wonder where the flippers on HGTV get their houses? Not Zillow.
The numbers on Zillow rarely work for a flip. The deals come from wholesalers who go straight to motivated sellers, people dealing with a divorce, behind on payments, needing to move fast or needing cash. Wholesalers find them with cold calls, texts and those "we buy houses" signs, get the house under contract at a discount, and pass it to a flipper who still has room to make it work.
That's the whole game: reach the right seller first, and don't lose them when they say "call me later."
