Gramps Getaway on Virginia Key has become something of a campaign headquarters in a fight over the future of Rickenbacker Marina. Owner Adam Gersten is one of the leading voices in the opposition of a November referendum that would let a new group of developers lease and redevelop about 28 acres of city-owned land, including two marinas, under a deal that would last at least 45 years.

At the heart of the dispute: whether the deal is a good use of public land — and who benefits from it. The developers, Suntex Marinas and RCI Marine Group, promise to invest $80 million in marina upgrades, improve public access and add waterfront restaurants and retail.

Gersten and other opponents argue the deal, which is from 2017, is outdated and would give the developers a long-term lease on valuable public waterfront under terms they consider unfavorable to the city.

They also question whether Gramps could survive the redevelopment, even though the developers say the bar could stay.
